use for agricultural grazing land due to the nature of the flat land. The woodland is approximately 3.91 acres and with the rest of the

block of land being combined by the 2 pools and agricultural land.

DESCRIPTION The woodland is a mixed planted woodland which is situated to the North of the block of land. Access into the woodland is excellent with an established track from the A470 at the South-East entrance of the land. The track has been kept in good order allowing vehicular access with ease. There is also several rights of way over the land which can be accessed on foot. The land is adjacent to the village of Bronaber, which offers some spectacular views of the Snowdonia National Park and other distant mountain ranges in North and Mid Wales.  

BOUNDARIES The boundary of the land has a mixture of trees, stone wall and fencing. To maintain a stock proof fence around the perimeter of the land.

PUBLIC RIGHTS OF WAY There are 3 footpaths which pass over the block of land joining at a point of which the right of way is granted. These are clearly sign posted on the land. 

LOCATION The land is situated 2 miles from Trawsfynydd, 10miles from Dolgellau, 15 miles from Porthmadog and 20 miles from Bala. All distances are approximate.
