DESCRIPTION An individually designed modern single storey detached property in the sought-after village of Churchill in North Somerset, on the edge of the Mendip Hills. Quietly positioned at the end of a private drive, this unique property, under a red tiled roof, sits in approx. four acres of private garden and field to the front and has been designed with energy-saving in mind.

The accommodation is centred around a spacious reception/dining hall with front door, window overlooking the garden and central chandelier (operated by a winch) with a wing of living accommodation to one side, including a sitting room, kitchen, open plan to a dining room, large walk-in pantry and utility room.

On the other side of the hall is the sleeping accommodation which includes four bedrooms and three bathrooms including 2 en suite. The principal rooms overlook the sunny south facing gardens to the front and the field beyond.

The back door leads into a lobby/utility room. This has a cupboard for the electric consumer unit, another housing the Worcester boiler and is plumbed for a washing machine. There are further cupboards and a stainless-steel sink and drainer and window to the rear elevation overlooking the pool.

The kitchen has a range of wooden fitted units with fitted appliances including a dishwasher and electric oven with LPG hob, a 5 door Aga with shelving above. There is a stainless steel one and a half bowl sink with mixer tap. The flooring is tiled in natural Cotswold stone.

This light and airy double aspect room is open plan to the dining room, which has a vaulted ceiling and French doors to the side garden. An attractive feature is the timber roof truss between the dining and living room which is glazed with bright coloured panes.

Off the kitchen is a large, shelved walk-in pantry with a window to the side garden. This flexible space could also be used as a study or playroom.

The beautifully appointed sitting room has oak flooring, a partly vaulted ceiling and French windows along the south facing wall leading onto the main paved area ( in reclaimed stone) to the front of the building with windows to three sides, flooding the room with natural light. The focal point is an attractive open fireplace with reclaimed stone hearth with windows to either side, also overlooking the garden to the south

Across the hallway there are four good sized bedrooms. The master has a dressing area to one side with fitted wardrobes and a luxury bathroom with WC, bidet, heated towel rail and a walk-in shower with rainfall shower head.

Bedroom 2 has an ensuite, with shower, reclaimed marble basin from a country house and cabinet with inset basin and WC with concealed cistern. There are also two smaller bedrooms.

Outside
Brooks House is approached from Churchill Green via a leafy private drive. This opens out to the parking area and barn at the side of the property. There is scope to landscape this area. To the front of the property is a field, bordered by a brook at the far end and a thick hedgerow to one side, which would be ample for keeping a pony.

The barn was built approximately 8 years ago of steel construction and clad in wood. It is partly used for storage/workshop space (which has been built to a high standard) and offers scope for further improvements so could be used as guest accommodation, with the necessary permissions. There is also a small shed.

To the rear of the house, separated by a low wall, is a terrace with a good-sized swimming pool in need of updating. This has a grass and stone terrace surround as well as a changing/pump room. A previous stone building (partially demolished) borders one side of the pool area. There is scope to rebuild as accommodation, subject to the necessary planning permission.

Provision has been made for the installation of electric gates and the gas pipe leads to the front of the property (not connected).

Location
The picturesque Somerset village of Churchill is set on the edge of the Mendip Hills and Brooks House is located in the old village which features a significant number of individual and imposing properties, including the historical almshouses.

The village enjoys a good community with the village shop and Post Office a short walk from property. This serves as a hub to the village, providing access to services such as a fishmonger, butcher, dry cleaning and newspaper delivery.

There are many highly regarded schools close at hand including primary schools in Churchill and Sandford and, for secondary, the well-regarded Churchill Academy is on the doorstep. Sidcot School is close and there are buses which pick up locally for other independent schools in Wells and Bristol.

The village boasts a number of public houses including locally renowned pub The Crown. The Swan Inn is a nice walk away at Rowberrow as does the woodland and open spaces of the Mendip hills.

The Mendips are a hub for outdoor pursuits including walking, horse riding and mountain biking and the dry slopes of the Mendip Activity Centre are also just a few minutes' drive away.

The property is conveniently situated for the commuter with the nearest railway station at Yatton with links to the mainline for trains to Bristol and London. The M5 is under 5 miles away for access to the motorway network and Bristol International Airport is just 7 miles away.
