Originally a row of 4 cottages, the oldest part of this charming detached cottage dates back to the 16th Century and has been built on in the years following. Little Egret is substantially built in stone and flint elevations under a partial thatched and slate roof. This cottage sits close to a leat which provides a wonderful soothing sound of water in the garden. The 4 bedrooms property sits in a plot of circa 0.66 acres which includes a rear paddock which is fenced off by the adjoining farmland and stunning countryside views around.

There is some double glazing and some secondary glazing to timber windows and there is oil fired central heating.

On entering the cottage through the front door you come in to the central dining room that has original timber floor boards and a huge inglenook fireplace with a wood burning stove. Stairs from here lead to the first floor. There is a door to the sitting room which is a well-proportioned room with views over the garden and another inglenook fireplace with a flag stone hearth, bread oven and a wood burning stove.

The country kitchen dining room has the 'heart of the house' feel, with an oil fired Aga for extra warmth throughout the winter months. Hand built by Dorset Kitchens, the units are of painted solid timber with solid oak work tops. There is a central 'Island' which has been fitted with cupboards as well as a large electric induction hob. There is an integrated cooling fridge, dishwasher and double oven. There is a separate space and plumbing for a freestanding fridge / freezer. Large space for a dining table. Off the kitchen there is a utility room which houses the oil fired central heating boiler and has space and plumbing for a washing machine, tumble dryer as well as further white goods and there is also a sink here. Next to the utility room is a cloakroom with WC.

A more recent extension to the cottage is a lovely sun room with a quarry tiled floor, with French doors leading to the beautiful garden to the side.

On the first floor there are 3 double bedrooms and a smaller 4th bedroom, which has been fitted with 2 rows of wardrobes turning this in to a dressing room (which could be changed if another bedroom is needed). The master bedroom is a dual aspect room with a recently fitted fully tiled ensuite. This contains a walk in shower cubicle with rain shower over. The family bathroom is a large room with free standing clawed bath and rain shower over as well as luxury double free standing sinks and timber floors.

There are 2 further double bedrooms with built in wardrobes.

The cottage is accessed through a drive that leads up past the house and up to a parking area by the paddock. Please note that a public footpath also runs up this drive and then out through a gate past the parking area.

Outside the house there is a front garden mainly laid to lawn with small trees and flower borders. This front lawn has river frontage with a leat that flows along the boundary.

The parking area can fit multiple cars and there is a 5 bar gate which accesses the paddock. The bottom of the paddock can also be used for parking overspill. There is a large timber shed for storage.

The paddock itself has stunning views over the surrounding countryside and needs to be seen to be appreciated. There are vegetable raised beds and the paddock is bound by an attractive rustic timber fencing.

To the side of the property there is another area of garden with a patio abutting the sun room. A short walk away is a lovely relaxation area which has a timber deck and is surrounding by plants and trees. Just beyond this area there is another timber shed and also an insulated timber cabin, which could easily be converted to make a home office.

Little Egret is situated on the edge of this unspoilt village which lies in a sheltered chalk valley, surrounded by some beautiful countryside. The village itself has an active community with a village hall, parish church, and the renowned Greyhound public house.

Cerne Abbas is about 2 miles with its acclaimed first school, doctors’ surgery and dispensary, village store, tea room and three public houses. Maiden Newton, about 4 miles to the west, offers a good range of local facilities including a railway station on the Dorchester to Bristol Meads line. Dorchester, Sherborne and Yeovil all have mainline railway connections to London/Waterloo.

There is excellent schooling in the area; state schools in Dorchester include St Osmond’s, Dorchester Middle School and Thomas Hardye; preparatory schools include Sunninghill, Leweston, Perrott Hill and Sherborne; public schools include the Sherborne Schools (boys and girls), Leweston, Bryanston, Clayesmore, Milton Abbey and Canford.

There are a variety of sporting facilities and leisure
pursuits in the area, including golf at Sherborne and Dorchester, sailing and water sports along the
Jurassic Heritage coastline. The surrounding rolling countryside is accessible from the village via lanes, footpaths and bridleways.
