A unique opportunity to purchase this Victorian farmhouse set in about 5 acres, (a further 12 acres of land is available under separate negotiation) In a rural location yet within very easy reach of the A46 that leads to Lincoln about 8 miles north and Newark about 6 miles south. The 4 bedroom house with 2 large reception rooms and a sizeable farmhouse style kitchen, is light and airy with high ceilings and has an adjoining garage. Outside, there is a lovely garden and a huge barn and further outbuildings which are suitable for renovation, or conversion subject to planning consents.

Quick access to the A1 and mainline stations in Lincoln, Newark - where fast trains reach London in about 75 minutes - and other cities, means there is ample opportunity for travelling further afield with ease. EPC Rating D.

“Our family home for over 70 years, the property has never previously been for sale on the open market. The house was built in 1890 from mellow Cafferata bricks which were made locally in Newark. The substantial brick built barn and other brick outbuildings date from the early 1800s.”

“There are beautiful views stretching out all around the property with amazing ones to the East to the Lincoln ridge - on a clear day you can see the cathedral - and to the West, views across the Trent Valley.”
“It was a truly wonderful family home, a special place for children to grow up with lots of space for them to run and play.”
“The house itself is always flooded with light with so many rooms dual aspect. It has been used for many special occasions making use of the large dining room and sitting room with the door onto the garden - there has even been a marquee on the lawn. The sitting room is a lovely light and sunny place to sit overlooking the garden.”
“One of the big assets of older houses: the kitchen has that essential - a pantry!”
“We have always liked the slightly quirky feature of the bathroom and one of the bedrooms having steps down into them. This is a relic from the time when these rooms were used by the farm workers. The big master bedroom at the front is a particularly lovely room with its dual aspect windows giving far reaching countryside views.”
“The well laid out garden is beautiful especially in Spring and Summer, facing south so really sunny. A weeping willow and huge old oak tree provide welcome shade. The timber summerhouse is another favoured spot to sit and enjoy the surroundings with so many varieties of mature plants and shrubs. There has been a veg patch in the past and there are some fruit trees: a Bramley apple, a pear and a plum bearing a good harvest.”

“Newton’s Farm is in a quiet setting close to Swinderby which is a very welcoming, close knit community; there is an active church, a pub, a primary school, a village hall and part-time post office. For more facilities, the nearby village of Collingham is only a short distance away. Over the years, we have enjoyed making the ten minute journey into the town of Newark for market day, more shopping or to catch a train to Nottingham or London.”
“The property has been a much loved family home and well looked after, with the addition of the glazed porch connecting the house and garage around the early 90s. The property has a mix of the original sash windows, many with secondary glazing, and some uPvc double-glazed ones. The central heating boiler was replaced in 2016 and has been regularly serviced every year since.

Location

The property stands in a rural position completely surrounded by arable farmland just south of the village of Swinderby and with convenient access to the A46 as well as into the larger village of Collingham. Situated close to the border of Nottinghamshire, it is 8 miles southwest of Lincoln and 6 miles northeast of Newark. The village settlement possibly dates back to at least Roman times as Roman pottery and parts of Fosse Way have been found, whilst some of the village buildings date back to the 17th century. The church of All Saints is predominantly Norman, and in 1872 a Wesleyan chapel was built. The village also has a pub, a village hall, two playing fields and a primary school with nursery. Swinderby is close to the now closed airfield, RAF Swinderby, which holds a bi-monthly antique and collectors’ fair that has been featured on the BBC's Bargain Hunt.
Swinderby has its own train station on the East Midlands Railway with services to Lincoln, the seaside at Skegness and Peterborough where fast train services to London King’s Cross take around 45 minutes. Alternatively, a short drive (around 12 mins) to Newark Northgate station has services to London taking about 75 minutes. The well served village of Collingham is also close by, with its train station even nearer to the property than Swinderby’s.
Lincoln offers all the things you would expect from a city with a stunning cathedral and a castle high up on a hill where the quaint Bailgate shopping area is a very popular attraction. Newark, a market town, provides a good deal too with a picturesque castle on the River Trent, a lively market and is home to the National Civil War Centre.

Schools

The village has its own primary and nursery school, All Saints' C of E Primary School, Ofsted rated Good, whilst nearby Witham St. Hugh’s Academy is Ofsted rated Outstanding. Possible secondary schools are Tuxford Academy (17 miles/20 mins) to the northwest and The Priory Academy LSST (9 miles/20 mins) in Lincoln, both rated Outstanding. Newark 6 miles southwest has Highfields School, an independent prep school, and Newark Academy and Magnus Academy both rated Good. Grammar schools for girls and boys are available at both Grantham and Sleaford, each just over 20 miles away or a half hour drive.
