Description

Mill House Farm is an attractive residential farm with substantial detached house, a courtyard of traditional buildings with development potential (subject to consents) and a significant range of steel portal frame buildings which provide additional storage, housing for livestock or could be repurposed for equestrian uses, together with grassland, in all the property totals approximately 5.64 acres (2.28 ha).

Mill House farmhouse sits off the farm entrance with a separate access and parking area, the property is detached, red brick with tile roof and surrounded by lawn gardens, patio, a small orchard and mature trees. The property was constructed in the 1970’s as a replacement dwelling for a since demolished farmhouse. Ground floor accommodation includes single garage and external WC, utility with sink, kitchen with range of fitted units, pantry, living room and large sitting room. Both the dining and sitting rooms have open fires, with a large bay window and patio door in the sitting room making for an especially light living space. First floor accommodation includes five bedrooms, a family bathroom and WC. The property has oil fired central heating, uPVC windows and would generally benefit from updating and improvement, however makes for a well-proportioned family home with a pleasant outlook and garden, opening to the farmland.

Beyond the farmhouse, to the east, is a courtyard of traditional brick farm buildings with a covered foldyard. The farm buildings are predominantly single storey, divided into stables and loose boxes, with a small granary and first floor loft. The traditional red brick buildings which form the courtyard have traditional pantile, slate and some fibre cement roofs, the buildings require renovation and improvement. The central covered foldyard is a timber and steel framed building, double pitch and fibre cement roof covering.

These buildings have obvious potential for redevelopment to additional residential units, office space, holiday cottage accommodation, or equestrian facilities and stabling ancillary to the farmhouse (subject to consents).

Adjacent to the courtyard are two steel portal framed buildings and a lean-to, all have fibre cement roof coverings, with part concrete floors, brick and block walls. These buildings provide a significant covered area, currently utilised for storage of grain, farm machinery and livestock housing. Off-lying from the main range of buildings is a Dutch Barn, steel framed with fibre cement roof and open sides, used for storage of straw. Between the buildings is a hardcore yard area opening into the fields beyond. These buildings are ideal for continued agricultural use or could provide American barn style stabling, indoor arena space or general storage for amenity or lifestyle farming, machinery and livestock housing requirements (subject to consents).

The farmland comprises of productive grassland and arable to the south of the farmhouse and adjoining the farm buildings. The land totals about 3.78 acres and is ideal for grazing livestock, meadow and equine uses (subject to consents).
