Internally, the property comprises of a large and welcoming entrance hall which has a flagstone floor and access up to the first floor. The main sitting room has a wonderful feel with the main focal point being the open fireplace with its inset multi fuel burner and a rarely found creamer located adjacent. The side hallway, which also has access outside leads into a ground floor study. The spacious traditional kitchen/dining room has a range of matching cottage style units, solid granite worksurfaces and a Belfast sink. Included in the sale is a four drawer oil fired Aga, an electric cooker and dishwasher. There is room for a family sized table creating a social atmosphere, modern recessed down lighting and a travertine floor. The south facing room is very much the hub of the house and like the sitting room is often washed with natural sunlight. The garden room at the rear forms part of the extension and is a lovely spacious room which can be used as a family room, relaxing space or larger office. Located off is the utility room, ground floor WC and a large walk in pantry which concludes the ground floor.
There are two sets of stairs which ascend to the first floor. The landing is a very useful space with fitted bookshelves. The master bedroom has the benefit of built in wardrobes and a large dual aspect en-suite bathroom/WC which has a separate shower cubicle with a mains shower unit, airing cupboard and built in eaves storage. Bedroom two located at the rear has an en-suite shower room/WC. The remaining two double bedrooms share use of the Jack and Jill bathroom/WC. Bedroom four has been used as an office and has a built in cupboard and access to the secondary stairs which descends down to the kitchen. The home has the benefit of oil fired central heating and super-fast broadband and from the front aspect glorious views which look out across the fields towards open countryside enabling the ability to watch your stock grazing.
The delightful cottage gardens have been looked after and feature a range of flower beds and borders which are extensive with many beds which are well stocked with a variety of shrubs, bushes and perennials. One of the features is the large vegetable garden which is enclosed by beech hedging and rabbit proof fencing.
Immediately, at the front is a sheltered, concreted seating area which is suitable for barbeques and entertaining, a feature spring fed pond is also found at the front. From the whole area you get a real sense of the rural landscape that surrounds you.
At the rear of the house are a number of useful outbuildings including an external boiler room and a large Listed former agricultural barn which is divided up into four different storage areas with above a spacious hay loft storage area.
The parking area for the property is found directly opposite and is enclosed by double gates. There is space for many vehicles and room for turning for horseboxes, caravans etc.
The equestrian facilities comprise of three looseboxes and a tack room. In addition, is a large workshop with power and light, a storage barn, trailer store and an open stock shed. An orchard will be found beyond with a selection of fruit trees and a small polytunnel. The stock proof fields are broken into two main enclosures, one of which has a field shelter and gently sloping. The very finest of the views can be enjoyed from the top by way of a semi-circular arrangement of benches.
The following is a quotation from the home owners:
“Living at Langstone Farm and being its custodian has been a joy! Langstone Farm is truly a house for all seasons. Being south facing, we have enjoyed sunshine streaming in through the windows throughout the year.
In spring we have soaked up the sun sitting on the terrace which is an amazing sun trap, with the heat radiating of the surrounding granite walls. In summer we have whiled away many an evening with a drink or two sitting on the benches on the top field with its splendid open views of the surrounding fields and moor and of course looking back towards our house. In the colder seasons we have hunkered down next to the fire with a good book or watched a film in the welcoming characterful living room.
The house with its thick walls and insulating thatch is both naturally warm in the winter and cool in the summer. We have found the house and gardens to be easy to manage - with several beautiful borders and a productive vegetable patch which yields a bountiful crop of strawberries and raspberries each year.
As outdoorsy people we really appreciate the fabulous horse riding and dog walking which the nearby moor affords.
Langstone is a wonderfully quiet spot, close to the friendly stannary town of Chagford but with exceptionally easy access to both Okehampton and Exeter. It benefits from an excellent mobile telephone signal and superfast broadband which is an amazing bonus for those wishing to work from home - so rural yet so well connected!
Looking out through the windows onto our beautiful fields and seeing our horses grazing peacefully has been a delight and one which will be an enduring happy memory for us both.”
The property is found in a delightful setting within a small cluster of homes around half a mile from the attractive Devon village of Throwleigh and within walking distance of the Northmore Arms which is found at Wonson. The immediate landscape is made up predominantly of farmland at the foot of the slopes of Dartmoor countryside where there is great direct riding out on to the moor, making the property perfect for horse riders and hikers. The ancient Stannary town of Chagford is less than 3 miles away where there is a wider variety of educational, recreational and shopping facilities. The A30 is located at Whiddon Down approximately 3 miles away providing links to the cathedral city of Exeter (18 miles away) which has a mainline railway station, M5 motorway and international airport.
From the A30 dual carriageway turn off at Whiddon Down and proceed through Whiddon Down village past the Post Inn and turn left at the mini roundabout onto the A382. Shortly after the roundabout look out for the Throwleigh signpost and turn right towards the village. After about a mile and a half, immediately after the stone bridge, turn left and this is the lane to Langstone. You will climb a gentle hill and when it levels out you will see Langstone Farm on your right. The stable yard is immediately opposite and that would be the best place to park.
