Its spacious accommodation (approximately 5800 sq ft), its grounds and outbuildings give this beautiful family home real versatility. An ideal equestrian property, with a large, fenced off paddock and a manège (in need of updating), it is in an area which is popular with horse-riders, with access along country lanes to Wentwood Forest and Grey Hill. With a layout which incorporates a living room, bedroom and bathroom over the integrated double garage and adjacent utility room, it could also lend itself to dual family living. A large mezzanine study, with wonderful views across the grounds, provides a delightful space for home working. For commuters, the property offers all the benefits of a rural lifestyle yet with proximity to the A48 Newport to Chepstow Road (1.5 miles to the north) and access to the M4 (5.3 miles) bringing Newport, Cardiff, Bristol and London within reach. Local facilities, including schools, shops, restaurants and pubs are to be found in Magor (1.7miles) and Caldicot (4.7 miles).
Step inside:-
Positioned at the end of a long, sweeping driveway Salisbury Hill Barn, as the name suggest, commands an elevated position near the top of a ridge. The vendors, who have transformed it from a derelict barn and collection of farm buildings, initially fell for its location. "One of the great things about this property is how close it is to the motorway network, yet it is still rural, with very pretty views over the valley and towards the Severn Estuary."
At the heart of the property is an original stone barn, thought to date to the 18th Century or possibly earlier. Following its purchase in 1991, the vendors employed an architect to help them with a masterful conversion. This has retained original features like arrow slit windows and exposed stone walls which lend the property much charm and character, whilst stylish and sympathetic alterations and additions bring a light, airy and contemporary feel. More recently, about 12 years ago, the vendors added what could be termed the property's crowning glory - a fabulous oak-framed extension, glazed on three sides, which they use as their living room. The room has engineered oak flooring and a wood burning stove is set in one corner. "This is now our favourite part of the house. We love sitting there looking out at the view. When we have parties, we can't get people out of the Oak Room and the kitchen!" Making the Oak Room perfect for indoor/outdoor entertaining there's a side door to the front lawn and to a part-paved, part-gravel patio and barbeque, positioned to enjoy the evening sun and the lovely views along the ridge and into the valley.
From the living area in the oak-framed extension an open tread, oak staircase leads up to a mezzanine, which the vendor uses as a home office, positioning his desk to enjoy the rural outlook.
Meanwhile, back downstairs, a wide opening from the Oak Room leads into the stunning kitchen, which has a soaring, vaulted ceiling with exposed beams and features the exposed, exterior stone wall of the ancient barn. Two electrically-operated Velux roof lights, with remote controlled blinds, flood the space with light. A window over the Butler-style sink looks out over the pretty, landscaped front garden and another gives views of the rear U-shaped courtyard. The attractive, hand-built kitchen units have oak work surfaces and there is a central island with a granite worktop. Alongside the island, the kitchen designer has incorporated a stand-out pedestal feature made of an old tree trunk. The floors are tiled with Mandarin Stone limestone tiles. An oil-fired Rayburn is set in an oak beamed recess to one side of the kitchen and the range of integrated appliances include an induction hob and electric oven.
To one side of the kitchen, there is ample space for a family dining table. From this area, steps lead down to a grand, formal dining room, which has a wood burning stove set between feature stone pillars. The room has engineered oak flooring and a part-vaulted ceiling. Double French doors on either side lead out to the gardens and a bespoke staircase gives access to three bedroom suites, over three floors.
The lower level is laid out as a double bedroom with a dressing room and en-suite shower room, but the vendors have previously used it for various purposes. "It's been a study and we once had it as a cinema room - the wiring is present and could be reinstated."
The next level up is another double bedroom with a double built-in wardrobe. Across a landing is a bathroom. On the top level is the principal bedroom suite, which includes a separate sitting area in the eaves, which has been used as an occasional bedroom. The large principal bedroom has a built-in wardrobe and a storage cupboard and the room is flooded with light from four large Velux windows. There is a luxury ensuite with a contemporary-style, freestanding roll-top bath and a walk-in shower.
A fourth bedroom with a sitting room (or dressing room) and a bathroom is located off the entrance hall, in a wing above the double garage, which could be adapted for use as an annexe. Off the ground floor entrance hall there is also a cloakroom and a utility room with a connecting door to the double garage, which has electric doors.
Finished to a high standard, well-maintained and regularly updated, the property has underfloor heating throughout the ground floor and radiators elsewhere, with individual thermostatic controls in each room. There are discrete solar panels on the roof of the stable block, which the vendor claims provide enough electricity on sunny days to make the property self-sufficient.
Outside - The property sits in private and secluded gardens and grounds of 6.88 acres, which include a tennis court, large areas of lawns, and several areas for relaxing and outdoor entertaining. A sheltered U-shaped courtyard is where the vendors like to sit in the morning and at lunchtime to enjoy the sunshine and the views towards the Severn Estuary. The part-paved, part-gravelled patio near the oak-framed extension makes a superb entertaining space and at the front of the property is an area of formal planting with a water feature and a seat around a tree.
Outside the garage there is a gravel parking area for multiple cars. The grounds also include a large paddock with post and rail fencing, a redundant manège and a stable yard, with two stables with attached feed and tack stores, a tractor/hay store and beside this a covered area currently housing a mobile home. There is also a timber garden store with an adjoining wood store.
On acquiring the property, the vendors planted 1300 trees which have now matured to provide an effective screen around the property in the summer.
