A handsome farmstead comprising of a 5-bedroom family home with a wonderful courtyard of granite outbuildings with potential for conversion and a useful range of agricultural buildings and stabling, set in 39.27 acres, enjoying far-reaching views across Dartmoor. EPC: C. Council Tax: F. Freehold.

Situation - The property is situated in a wonderful rural position close to the sought-after village of North Bovey and larger Dartmoor town of Moretonhampstead. The village of North Bovey (0.8 miles) has a strong community with village green, parish church and very well-regarded pub. The hilltop town of Moretonhampstead (1.1 miles) has an excellent range of day-to-day amenities. Whilst the property is surrounded by unspoilt countryside, the property has good access to the A30 (8 miles) and the A38 (8 miles). Due to its position it sits within many thousands of beautiful, unspoilt moorland acres in which to enjoy a wide range of outdoor pursuits.

The House - The family house with lovely gardens surrounding it, lies on the southern side of a cobbled courtyard, with delightful rural outlook over its extensive grounds and the surrounding moorland.

The unlisted property features well-proportioned accommodation over two floors boasting a host of period and more contemporary features.

A door from the rear garden and sun terrace leads into a lobby and central reception hall with stairs rising to the first floor. Accessed from the reception hall is a dual aspect sitting room with sash windows and a cosy woodburner, a triple aspect kitchen/dining room with modern floor mounted units and central granite topped island/breakfast bar and bi-folding doors out to the sun terrace. Accessed from the kitchen is a utility/boot room leading down to a cellar and external door, and a rear hallway leading to a pantry, study, ground floor WC and a secondary staircase rising to the first floor. Stairs from the reception hallway lead to a spacious first floor landing off which are four double bedrooms, a family bathroom and master bedroom with en suite shower room.

Farm Buildings - East Coombe Farm was part of the East Dartmoor Estate, owned by the Earl of Devon, who sold it to Mr W H Smith (later the first Lord Hambleden) who, in the next few decades, rebuilt many of the farms to create wonderful ‘model farms’. In 1928, on the death of Lord Hambleden, the Estate was sold up with, it is believed, the tenant at the time buying East Coombe. As a result, there are a wonderful range of estate farm buildings of primarily granite walls under slate roofs, arranged around a wonderful central courtyard, with former shippens, cattle barns, stables and fodder storage. Within the courtyard there is also a 20th Century covered yard. There is an earlier shire horse stable of granite and slate with three stalls plus a range of former pigsties and log stores. Modern 8-bay pole barn.

The Land - The farm lies in an exceptional ring fence with the farmstead itself being set well back from the country lane, down a long drive. As one comes down the drive there are two useful pasture fields on the right plus large kitchen garden, whilst the majority of the land surrounds the farmstead on all sides in its own delightful, secluded valley with various pasture fields. Beyond the farmstead the valley continues with a small stream and areas of woodland/conservation area either side. The land provides excellent opportunities for a variety of livestock farming, potential arable cropping as well as being ideal for equine uses. In addition a 40 x 20 metre riding arena/school In total the land amounts to about 39.27 acres as shown edged red on the plan.

Defra - The land is registered for the Basic Payment Scheme (BPS). The 2022 entitlements will be reserved by the sellers, though the apportioned entitlements for the future will be passed to the buyer. It is not in a Stewardship Scheme.

Services - Private borehole water supply. Private drainage system. Mains electricity. Broadband enabled. 4KW PV system. Oil-fired central heating (new boiler being installed) with one electric radiator in utility/boot room.

Directions - From Exeter proceed on the B3212 to Moretonhampstead. Proceed up into the town square and opposite the Co-Op turn left onto Pound Street signposted North Bovey. Continue past Sports Centre to Hospit Cross, here turn left, after 300 metres turn left down drive.
