Location
The small village of Blaisdon, nestled in a quiet corner of the Royal Forest of Dean, lies around ten miles west of the cathedral city of Gloucester. There is a pleasant 16th century country pub, The Red Hart Inn, in the heart of the community, offering delicious meals, a welcoming atmosphere and beautiful garden with a children's play area.
There are also many different walks around the village, taking in fields, woodlands and country lanes. Blaisdon also houses a village hall. A variety of activities, such as Pilates and ballroom dancing classes are regularly staged here, and the venue also hosts the annual Blaisdon Summer Fete.
In terms of schooling, there are several excellent opportunities nearby. For primary schools, the neighbouring villages all offer highly-regarded options; Huntley Church of England School (two miles away) has garnered a coveted 'Outstanding' Ofsted rating. Meanwhile Westbury on Severn Church of England Primary School (two miles away) and Hope Brook C of E Primary School in Longhope (two miles away) have both attained a 'Good' Ofsted score.
For secondary education, Dene Magna School in Mitcheldean is the closest (4.5 miles away) and this has earned an 'Outstanding' Ofsted score. Meanwhile, the cathedral city of Gloucester (10 miles away) offers four grammar schools - Denmark Road High School, Ribston Hall High School, Sir Thomas Rich's School and The Crypt School. Then, in Cheltenham - a spa town on the edge of the Cotswolds - there is another reputable option, Pate's Grammar School. This consistently receives' Outstanding' Ofsted scores and, in 2020, it was awarded The Sunday Times' State Secondary School of the Year.
It is also worth noting that Gloucester and Cheltenham both offer an assortment of shops, supermarkets, independently-owned boutiques, a range of restaurants, welcoming pubs and various leisure facilities.

The home at a glance
The Old Tannery is a one-of-a-kind three-bedroom home that is endowed with oodles of character; from each and every angle it is a truly spectacular property.
The dual-aspect sitting room is a charming area which gives visitors an excellent first impression to the home. There is a flagstone floor - which continues throughout the ground floor of the property - plus exposed beams and a stone fireplace which houses a wood-burning stove. Two sets of glass doors let plenty of natural light pour into the room and these lead out to the manicured private garden.
The country kitchen, much like the lounge, also features exposed beams and distinctive details, such as a Rayburn cooker, Belfast sink and solid wooden worktops. This leads through to a separate utility room which includes another Belfast sink, space and plumbing for a washing machine and space for a chest freezer. At one end of the room, there is a cloakroom giving a WC and basin, and at the other, there is a door leading to the secure driveway.
A staircase in the country kitchen leads to the first floor of the property and its galleried landing which features an exposed brick wall, a vaulted ceiling, beams, and a hardwood floor - which continues throughout this level of the home.
On one side of the landing, there is the master suite, a triple-aspect space which also includes a vaulted ceiling and exposed beams, but its most striking focal point is a featured wattle and daub wall. A cottage-style door leads into an en-suite shower room which features a walk-in shower, basin and WC.
The opposite side of the landing leads to two further double bedrooms - the largest of which includes a vaulted ceiling and sizeable window which exhibits a view of the immaculate garden and lets natural light cascade in. The smaller of the two rooms features a pitched ceiling and exposed beams. These two bedrooms are both serviced by a family bathroom which has a three-piece suite and there are two doors leading in here - one from the hallway and one from the larger bedroom.

Outside: A perfect setup for equestrian use
The wooded hills of the Forest of Dean provide an enchanting backdrop to the lovely pastures around The Old Tannery. In total, there are five paddocks, four of which have mains water supply and there is scope to join the two largest paddocks together - and these total around six and a half acres.
The enclosed outdoor 20x45m (approx.) riding arena is regularly maintained and the surface is sand and fibre. This is bordered by some small fields, giving plenty of green spaces around this equestrian exercise area.
Of the two barns at the property, one is presently used as a substantial workshop but there is scope to convert this into American-style indoor stables. The second barn has been divided into a couple of stalls for horses and also includes a substantial hay storage space.
Next to the home, there is a manicured east-facing private garden which stays perpetually sunny day long. This includes an expansive patio seating area, a level lawn which is bordered by shrubs, as well as raised bed kitchen gardens and a greenhouse - giving plenty of opportunity to cultivate fresh fruit and vegetables. The centrepiece of this serene space, however, is a generously-sized fish pond which is covered by a pergola.
In terms of parking, there is a good-sized secure, gated driveway plus a carport, giving plenty of space to park several vehicles.

Plans to extend
Listed building consent was granted in June 2022 to extend the ground floor of the property. This would add a live-in kitchen, meaning that the existing kitchen could be converted into an additional reception room, such as a dining hall. For further details, please see Forest of Dean District Council's website and search for application: P2018/21/LBC.

Agents' Note
There is an opportunity to purchase another paddock in the region of three quarters of an acre (TBV) by separate negotiation. Please speak to the sales team for further information.
