The Situation
The Barn is situated in the small, rural hamlet of Checkley and falls within the Woolhope Dome, which preserves the surrounding landscape. The property is conveniently located between Hereford and Ledbury and the area is renowned for its beautiful, unspoilt, and timeless appeal. The surrounding countryside is characterised by orchards, traditional farms, and wooded hills, including Haugh Wood. This area offers a sought-after rural idyll, yet is not isolated, combined with excellent road and mainline rail links to the rest of the country.
The Barn - Brief History
The Barn was purchased by its current owner, Mr Newton, in 1989 with PP for a residential dwelling in place, to include the re-erection of the third bay of the old threshing barn. With a wealth of experience in restoration and reconstruction of ancient buildings, Mr Newton designed the structure and constructed the timber frame using English oak, sustainably sourced from Mains Wood, Putley, Nr. Ledbury. All the Oak used in the construction was worked on site, and all joints and construction details were cut using hand saws, a mallet and chisel and fixed with hand-made pegs. The structure was mainly completed in 2000. The Barn is now a lasting legacy for the village and should stand the test of time for another 500 years. A real piece of history.
The Barn
* The Barn, believed to date back to the 17th Century, was historically the community Threshing Barn, where villagers from the hamlet and surrounding villages would bring their harvested grain crops for threshing.
* The property is laid out over three floors and has a wealth of exposed beams throughout, as well as some of the original stone walls and flooring of the original, historic barn.
* A spacious entrance hall with the original flagstones from the old Threshing Barn leads into the property and the two reception rooms on the ground floor.
* There is a generous, open plan kitchen/dining room with fitted, country-style kitchen and oil-fired Rayburn, which also does the hot water and heating, and there is a separate, comfortable sitting room which has potential for the installation of a wood-burner.
* A lovely oak staircase leads up to the first floor and four, generous double bedrooms, all with double aspect, and a family bathroom with a bath and electric shower over. (truncated)

* A continuation of the oak staircase leads up to the second floor, where there are two, generous rooms with Velux windows, offering potential for a variety of uses, such as a home office, children’s playroom/games room or hobby room, or, indeed, as bedrooms. There is also the possibility to create a super, principal bedroom suite incorporating the whole top floor.
The Outside
* The property is approached off the quiet village road, via a private drive which leads to an ample parking area with space for several vehicles.
* There is a concrete hardstanding, which provides potential for the erection of a double garage, subject to PP.
* Generous and private gardens surround the property and are mainly lawned areas interspersed and bounded by a variety of mature hedges and trees, including a variety of fruit trees, a walnut tree and there is plenty of scope for keen gardeners.
* The land is level pasture and can be accessed from the garden, or via a gated entrance, also suitable for vehicles, off the village road. Historically the land has been used for grazing livestock and has potential for equestrian use, subject to the necessary consents.
* The land has been farmed and tended organically for at least 33 years, and is partially bounded by mature hedging and trees.
The Outside
* A detached and versatile outbuilding provides a useful store and has been latterly used as a music studio and as an animal shelter. Interestingly, the wood used in the construction was recycled and obtained from an old hospital in Tewkesbury that had closed down.
* An electric supply and camera feeds are available to the driveway gates, and concrete/garage hardstanding.
