DESCRIPTION A spacious individual architect designed detached house in approx. 4 acres of land in an elevated position above the village of Compton Martin in the Chew Valley, with double garage and stables for 4 horses, commanding the most stunning views over surrounding countryside including Chew and Blagdon Lakes, as far as the Welsh hills and Bristol Channel. This 1960s house has been given a makeover by the present owners to create a contemporary and stylish home, with new Accoya wood cladding to the exterior, new double glazed aluminium windows and boasting such features as Nest controls for heating, solar panels for electricity and Control 4 system for lighting and sound. The property also offers potential for separate living accommodation if required.

Situated off a quiet country lane, the property is approached through a set of electronically operated gates which lead up a driveway to the house, which has plenty of parking space for numerous vehicles. Here, a five-bar gate enables vehicular access to the stabling at the other side of the property.

From the front door on the ground floor is a lobby, off which is a downstairs WC, leading to a generous reception hall which in turn leads to the sleeping accommodation; two double bedrooms, which are north facing with the spectacular lake views, two smaller single rooms overlooking the rear of the property, a contemporary style bathroom and shower room, and the master bedroom suite at the end of the corridor, with dressing area and en suite shower room.

Also on this floor are the utility room with cupboards, sink and plumbed for washing machine, a boiler room, previously used as a wine cellar, (now housing an oil-fired boiler) and a gym room which also houses a second washing machine and dryer, as well as access to the double garage. The property benefits from generous amounts of storage space, including a large wardrobe space off the utility room with shelving and space for coats and boots by the rear door. This area of the house has great potential for conversion to further or separate accommodation, with its own exterior access.

An oak staircase with glazed panels leads to the first floor.
On the first floor is a dual aspect music room with contemporary style wall mounted fireplace and with bifold doors leading out onto a spacious sunny roof terrace over the garage, a perfect spot from which to relax and enjoy the view. Off the music room is a further study/library with built-in wall shelving.

Another reception room, of which the flexible nature of the accommodation on offer allows for this to be a playroom or another office space for example, leads into the 44 ft long kitchen/family room. Both rooms have big picture windows overlooking the countryside and lake. To one end is a contemporary style kitchen with white gloss units, integrated appliances including three electric ovens (one microwave combi) and Corian worksurfaces and a breakfast bar with feature corian/blue glass surface. At the other end of this wonderful space is the family sitting area, with a wood burning stove in the centre and which is surrounded by windows on both sides, allowing the natural light to flood in and to make the most of the views. This stunning room is further enhanced by concealed 'mood' lighting on the ceiling.

Outside

The driveway to the property has a lawned area to the right-hand side and a fishpond is situated just to the side of the entrance. The paddock is situated to the south side of the property with a stabling area to the east side of the house. A former heated swimming pool with terraced seating area and pump room is also situated on the eastern side of the property (this is no longer in use and would require refurbishment) and a newly built terraced area is situated immediately to the rear of the house. Highfields enjoys a high level of privacy with many mature trees and an apple orchard to the rear.

SELLER INSIGHT Highfields has been a wonderful, family home to us and we never tire of looking out at the most incredible view. In the winter, we can see the snow-capped Welsh mountains to the west; in the afternoons the sun catches the buildings in Bristol and over to the hills of Gloucestershire and from the top of the fields we can see miles towards Wiltshire. It really feels as if you're on top of the world, looking down on a panorama of England's most beautiful fields and lakes.

We have seats up the fields and we often go up to watch the sun setting over the Bristol Channel; the sunsets are absolutely stunning, as are the early morning mists in the Autumn. They settle over the valley and take the form of a mythical kingdom - it's totally magical.

The house has suited us well and is great for entertaining, with lots of recreational rooms, giving a sense of space, as well as lots of accommodation for our numerous animals.

One of the things that I value most is the security aspect. We had the electric gates fitted and because we have fields around us, there is a feeling of complete safety. The breadth of the property gives a feeling of total privacy, whilst we are still part of the hamlet, known as The Wrangle and our lovely neighbours are just over one of our hedges.

The community of Compton Martin is vibrant with lots of village events. The Jubilee is a good example of how everyone came together, celebrating for the whole four day period and the bi-annual pantomime will be taking place at the end of this year.

Children are bused to the primary school in Ubley, which is a lovely, caring school and there's a wide choice of excellent private and state senior schools.

We have loved living here and have really mixed feelings about leaving. On the one hand, we're looking forward to being closer to family but where else can you watch the hot air balloons sailing past, the yachts on the lake and the cows munching in the fields all at the same time?
