For Sale by Informal Tender
Closing date: Friday 28th October 2022 at 12 Noon
Surrounded by scenic and unspoilt countryside in a favoured South Cornwall location, 9 acres of woodland and field accessed directly off a Council road.
Situation
Polmassick is a small picturesque hamlet sheltered within a valley, in the Parish of St Ewe. The stream that runs
through the hamlet, continues along the bottom boundary of the field being sold, and flows on down the valley to the coast at Caerhays. Here the small beach is dominated by the historic Caerhays Castle, a private estate famed for its beautiful spring gardens. Whilst relishing the rural seclusion, the field is by no means isolated for it is within 5 miles of the south coast ports of Pentewen, Portmellon and Gorran Haven and the array of shopping amenities of Mevagissey fishing port. St Austell, is just 7 miles away, where there is a huge range of shopping, schooling, recreational and health facilities. The A390 is just 3 miles away at Grampound, which means that the County capital of Truro is just 11 miles/ half an hour away by car.
The Land
Approx. half of the 9 acre field has been used by its current owner of 20 plus years for the commercial growing of trees, a large number of which will remain. The remainder of the land slopes steeply to the south-east, and although used in the past for the growing of potatoes, has for some time now been used for horses and grazing. At the bottom of the field is a wetter area bordered by the stream which is said to have brown trout. Overall, the field is currently a tranquil haven for wildlife, but could easily be used for a variety of other purposes.
Services: No services are connected to the field.
Wayleaves, Easements & Rights of Way: The sale will be subject to and with the benefit of all existing wayleaves, easements and rights of way as may exist.
Particulars & Plan: Whilst every care is taken in the preparation of these particulars, their accuracy is not guaranteed and they do not constitute any part of an offer or contract. Viewings: Interested parties are permitted to view during daylight hours, subject to adhering to the Countryside Code and ensuring the gate is closed at all times.
Directions: From the village of Grampound on the A390 between Truro and St Austell proceed up the hill toward St Austell. Continue to the junction signposted ‘left Portholland, Caerhays and Polmassick Vineyard and turn left. Continue to follow the signs for Polmassick Vineyard and when reaching the bottom of the hill turn right signposted Caerhays and Veryan. Follow this road past the Kilbol Hotel, shortly after which the field for sale will be found on the left hand side identified by a Lodge & Thomas for sale board.
