Elm Farm Cottage

Set back from a country lane and looking out over unspoilt countryside, Elm Farm Cottage is thought to date back to the mid-19th century. In recent years it has been sympathetically refurbished and extended to a high standard and today is very well presented. The house is L-shaped and mainly built of local stone brick and is partly rendered under a slate/tiled roof. The design of the extension means that the house can be split into two if required, with part of the ground floor forming a self-contained annexe, complete with its own entrance, kitchen/breakfast room (the current laundry/utility room) and wet room. The front of the house is south-facing and looks out over the passing lane, while most of the garden stretches out on its western side with the paddock behind. Elm Farm Cottage is set back from the passing lane behind a low stone wall and a small front garden planted with blackthorn, delicate pink fuchsia, roses and Lawson's cypress along with a timber garden store and a log store. On the house's eastern side and immediately adjacent to it is a tarmac parking area with space for about three cars. At the other end of the garden and with its own entrance is a further gravelled parking area in front of a single garage. Between the latter parking area and the house is a good-sized, level and lawned garden that designed to be easily maintained and which is bounded by tall trees and mature hedging along with a variety of fruit trees. Beyond the garage is an area of woodland consisting of a variety of trees such as oak, sycamore and black poplar combined with a selection of fruit trees. The garden and house back onto a paddock studded with a scattering of trees including several silver birch. At its centre is a pond fringed by wetland plants, which is overlooked by a collection of outbuildings comprising a tractor shed, goose house and two stores. In all the garden and grounds extend to about 2 acres (0.81 hectare).

Elm Farm Cottage is one of a small group of houses situated along a country lane amidst unspoilt countryside. The abbey town of Sherborne is nearby and has a wide range of local shops and businesses capable of meeting most requirements, including a Waitrose supermarket. Larger towns within a reasonable driving distance include the regional centre of Yeovil and the county town of Dorchester. Sherborne also has a direct service to Waterloo (2.25 hours) and there is a fast service from Castle Cary to Paddington (90 minutes). For air travel Bournemouth, Bristol and Exeter Airports are all reasonably close by for UK and international destinations.
