The Public Auction will take place on Thursday 17th November 2022 at 1pm at The Greenhill Hotel, Red Dial, Wigton, Cumbria, CA7 8LS.

LOCATION
The land is located to the south of the village of Thornby. Thornby is situated approximately 3.5 miles north east of the town of Wigton and approximately 7 miles southwest of the city Carlisle, as indicated on the location plan.

DESCRIPTION
This sale represents an excellent opportunity to acquire a block of productive mowing/grazing land in a renowned productive grass growing area. The land is being offered for sale as a whole and extends to approximately 13.75 ha (33.98 acres) with excellent roadside access. The land is classified as being Grade 3, consisting of freely draining slightly acidic loamy soils capable of growing productive crop.

SERVICES
It is understood, the water supply passes through a meter at Whitehouse Farm, owned by Mr D Taylor, on through land owned by a third party, through a short section of pipe which crosses Ms J Taylor´s land, under the road and then to the Property. No warranty is given in this regard and any prospective purchaser will need to rely on their own enquiries and searches. Any prospective purchaser would need to come to an agreement with the adjoining land owners to install a sub meter at the point marked ´W´ on the sale particular plan if they wish to do so, and incur all costs associated with this.

Following approval to bid, prospective buyers will be issued with a bidding number when arriving at the auction and bids at the auction will only be accepted from the person holding a bidding number. The buyer named in the registration cannot be changed without prior consent.
