SITUATION

Salthouse is a vibrant coastal village situated in an Area of Outstanding Natural Beauty with direct access to the saltmarshes and sea. Both the heath and marshes are widely acclaimed as important wildlife and fauna habitats and extremely popular for walkers and bird watching enthusiasts, as well as being home to many fascinating geological and archaeological finds.

The village community boasts a beautiful 16th century parish church, the popular Dun Cow pub, a small deli/stores and the well-known Cookies Crab Shop - serving and selling fresh local seafood for the last three generations.

The neighbouring villages of Cley-next-the-Sea and Blakeney are perfectly placed for easy access to the saltmarshes, Blakeney harbour and Blakeney Point. There are many ways to while away leisure hours in this beautiful part of the world including sailing, bird and seal watching, cycling, golf, coastal walking and numerous fine beaches to discover.

Just three miles to the south is the Georgian market town of Holt, a town renowned for its attractive street frontages and for its wide and eclectic range of independent shops cafes and bars. Amenities include a supermarket, primary school, doctors’ surgery, dentists, bank and post office. Holt is also home to Gresham’s pre-prep, prep, and senior schools, founded in 1555.

There is a buzz in the air in North Norfolk and the surrounding area enjoys everything from locally sourced butchers, fishmongers and farmers markets to artisan bakers, coffee shops, restaurants, delicatessens, up-market farm shops and art galleries.

DESCRIPTION

The Seven Whistlers is wonderfully unexpected, the product of a great deal of care, craftmanship and meticulous attention to detail that combines to make a fabulous intimate coastal home.

Nordic Drift is the main part of the house a modern extension finished in coursed flintwork with large panoramic windows taking full advantage of the marsh views. This is united by a glass link on one side to The Studio extension, finished in charred thermo treated Ash which is both attractive and exceptionally durable. And on the other end a glass passageway links it to the original fisherman’s cottage, combining to make four bedrooms in this main part of the property.

On the ground floor of the main extension, a large open plan kitchen and dining room has been designed with four metre wide windows and built-in birch multiply bench seating for the perfect dining position. Seamless micro cement flooring runs throughout and one of a pair of fanned helical curved staircases in the property takes pride of place centrally, internally lined with a map of North Norfolk.

The kitchen area is double aspect with pop and slide glazed doors to the south facing terrace and coastal views to the North. Fitted with bespoke birch cupboards and a large island unit, finished with cross sawn oak doors topped off with Corian and charred Ash worktops.

Neff integrated appliances include two (slide and hide) ovens, an induction hob, microwave and a bean to cup coffee machine, Fisher Paykel fridge freezer and Quooker boiling water mixer tap.

An adjoining back kitchen/utility room is fitted with a range of storage cupboards, sink and integrated Fisher Paykel 2 drawer dishwasher and plumbing for washing machine.

The main bedroom is located in the Studio, with a feature reclaimed oak wall, engineered cross sawn oak flooring, and a pop and slide door that open to a Corten steel raised terrace. A very stylish ensuite bathroom finished in seamless micro cement, offers an oversized shower, Lusso stone freestanding bath and double basins. There is also a Jack and Jill WC.

Above the kitchen/dining room an open plan vaulted sitting room with two-sided wood burning stove, provides a wonderful place to relax with lovely views of the marsh along with plenty of space for comfortable seating and entertaining.

A glazed link connects the newbuild to the original cottage, on the ground floor the open plan hallway has a wood burning stove, a charming study/snug with built in storage and large window seat at one end and a fully fitted boot room with sink, storage cupboards and a quirky dog shower at the other end. The original front door opens onto Cross Street.

There is a large ground floor double bedroom with feature reclaimed oak bedhead and wood burning stove and adjacent Mandarin tiled shower room. On the first floor of the cottage, two further double bedrooms and a stylish shower room complete the main house accommodation.

The Long House annex sits adjacent to the main property, a side access door leads to a small entrance hall with stairs leading up to a beautifully finished oak lined hallway. Here a double bedroom with vaulted ceiling benefits from its own private balcony overlooking the coast and another very beautifully finished en suite shower room.

The ground floor of the Long House houses the plant room with large, pressurised water cylinders and a generous single garage and adjacent workshop area.

__________

OUTSIDE

The property sits set well back on the corner of Cross Street and the coast road behind predominantly flint walls. An electric gate leads to an area of parking with wildflower meadow and natural habitat woodland.

The main garden is enclosed by a further low flint wall and is landscaped with a sunken garden/firepit area, oak block pathways, galvanised steel raised beds for kitchen produce and flowers and borders filled with agapanthus, verbena, lavender, and seagrasses. A fabulous Goat Willow tree takes pride of place and provides a generous privacy screen from Cross Street.

Different areas of terracing around the property are made up of either yellow Balau hardwood, Corten steel, small Caledonian beach pebbles and Mandarin stone exterior porcelain, raised for free drainage. Under a large part of the garden a rainwater harvesting tank provides a readily available source of water for the garden.
