INTRODUCTION

THE ARABLE LAND
A productive arable Farm lying primarily in one parcel with good access from the public highway and internal farm tracks many of which are concreted.

The land extends to approximately 236.04 hectares (583.29 acres) and has strong commercial production potential. The land has been farmed under a traditional combinable crop rotation focusing on the growing of cereals including Winter Wheat and Spring Barley with parts of the Farm having been in continuous cereals for the last 35 years.

Red House Farm
Grainstore Building (24.8m x 18.2m)
Two bay portal framed grainstore incorporating two separate sections each with an electric roller shutter door, drive-on wooden floors and a central tunnel with an electric powered gas heated drying fan. The building can hold up to approximately 800 tonnes of grain.
Red House Farm Lean-to (21.8m x 9.4m)
Adjoining the grainstore this building has a concrete floor, metal sliding doors, grain thrust walling and capacity for approximately 150 tonnes of grain storage
Office (6.0m x 6.3m)
Adjoining the grainstore this building has a concrete floor, and WC facility with a mains water connection. It provides a useful office and welfare area.
Fowes & Manor
General Purpose Building (18.2m x 15.3m)
Located near the middle of the Farm this general purpose portal framed building has a concrete floor and two sliding doors with blockwork retaining walls. We understand this building has previously been used to store grain up to approximately 330 tonnes.
Workshop Building (19m X 14.6m)
A general purpose brick built building / workshop which provides useful additional storage.
Grain Silos
Two galvanised grain silos and a grain auger are present which are now considered redundant.
Concrete Apron
Large concrete area which provides a useful space for the storage of equipment, machinery and straw. It is currently being used to store straw.
Derelict Timber Barn
A traditional timber framed barn with part corrugated roof is located within the woodland plantation (Parcel Number: 9273). This building has fallen into a state of disrepair and no internal access is available to prospective buyers.
WOODLAND
The woodland in total extends to approximately 8.18 hectares (20.23 acres) and is divided into several small parcels spread across the farm. These parcels include a mixed conifer plantation and several mixed broadleaf plantations.
Two woodland plantations were planted through the English Woodland Grant Scheme and are also subject to a Carbon Sequestration Agreement running from the 19th June 2003 for a ninety nine year period. Further details are available from the Vendor's Agents.

SOLAR

OVERAGE
The Vendors reserve the right to receive an additional payment in the event Planning Permission is granted for a more valuable use in the next 25 years in relation to the following:
1. A right to receive 40% for 40 years of any increase in value following the grant of Planning Permission for residential use on two areas of land adjoining Little Yeldham Village. One to the south and one to the north as hatched blue on the sale plan.
2. In respect of a solar scheme only, a right to receive 40% for 40 years of any income or capital payments that arise following the grant of Planning Permission for a solar and/or battery scheme.

METHOD OF SALE
The freehold of the property is offered for sale by Private Treaty as whole with vacant possession.
TENURE & POSSESSION
The land is currently farmed through a Contract Farming Agreement with a local Contractor and will be offered for sale freehold with vacant possession.
A holdover provision will be required on the grainstore at Red House Farm until the 31st of May 2023 to allow the 2022 harvest to be stored and sold. A further holdover provision will be required on the concrete yard at Fowes Manor until the end of April 2023 for the storage of straw from the 2022 harvest.
