What We think at The Zoe Napier Group
We love where this property is. Located up a long track with a sweeping private drive and only the one near neighbour (the original farmhouse). These owners had purchased the additional land, allowing excellent equestrian facilities to be created. The property is now available as End of Chain.
What the Owners Says
This was my late parents’ house. We had very many happy years at this property. I appreciate that it now requires a revamp (tlc) where the house has been priced competitively to reflect the general updating required. I hope the new owners will enjoy the property and even produce some good competition horses, as we have done.
History & Background
A well-proportioned and attractive barn conversion which is nestled well back from the road with an extensive sweeping private drive up to the house and ancillary buildings. The barn was converted in 1996 as depicted on a plaque, with good finishes and inspirational architecture to show case the heavy timber frame and vaulted ceiling – The wonderful galleried landing which looks down onto the sitting room, displaying a full height red brick chimney breast. There are numerous rooms downstairs, allowing for a ground floor bedroom is required and upstairs are two good double sized bedrooms and a small single bedroom, with further quirky details including a reading/viewing area overlooking the countryside and further spiral stairs to a children’s playroom. Adjacent is a sizeable double storey annexe with a spacious first floor bedroom. The mature grounds and equestrian facilities are excellent by virtue of the substantial acreage, accompanies by a barn, stables and a 60 x 20m arena.
Potential buyers should note that the price has been set with due anticipation that general updating will be required, as well as the likelihood of requiring new fencing etc. Once revamped, the property will once again offer a fine country home in an exceptional setting.
Setting & Location
The property Is nestled well away from the road, commencing with a right of access up to the five-bar gate and on to the long sweeping private drive, flanked either side by its own paddock land. The driveway forks for either the house or separately to the stable yard, where there is plenty of parking for a horsebox and muck trailer etc. The stables, modern barn and arena lie to the upper north side of the residential elements. Just to the south side of the barn conversion is a pair of stables, used as a field shelter for the front paddock. The landscaped gardens and terraces enjoy the best sunset views, protected with its own surrounding acreage.
Bran End is situated on the edge of Stebbing, a small village located within the Uttlesford District and approximately 4.4 miles from the ancient flitch town of Great Dunmow. The village has a pub and Andrewsfield Flying Club for light aircraft and training. The nearest station is Braintree (8 miles) and Stansted Airport is 11.3 miles. The picturesque villages of Great Bardfield and Finchingfield are also nearby with local education and Felsted
School being just 4.8 miles from the property.
Agents Notes
• The executors (sellers) cannot guarantee the functionality and safety of the various wood burning stoves.
• The sale is subject to probate being granted. Buyers can reach the stage of being able to exchange contracts, but the sellers are unable to do so until probate is granted. We hope that this will tandem the sale process to a timely conclusion.
• The private drainage is believed to be compliant. WE have accounted within the guide price, the likelihood of the buyer changing the private drainage to a more modern Klargester type system.
• Our client has completed a property questionnaire to the best of their knowledge. This can be made available through the agents on request.
