Parcel of grazing land in a scenic location

Description

The land at Borland provides a unique opportunity to acquire about 113 acres of rural land in an attractive and sought after setting. The land is available for sale as a whole or in two lots. The land is currently used for amenity and grazing however, given its strategic location within the National Park there is excellent potential for a variety of further uses. The land is split into sheltered enclosures edged to the north and west by woodlands. The land lies at 70m above sea level close to the entrance and rises to 120m above sea level on the eastern boundary. The land is classified by the James Hutton Institute for Soil Research as Class 4.1 & 6.2.

Lot 1 - Forms the western part of the land holding and equates to 49.47 acres in total. The land is down to grass and has pockets of mature hardwood trees.

Lot 2 - Lies to the east of the access track and is where the land rises to its highest point. In total Lot 2 equates to 64.28 acres.

FORESTRY

The Trees and Woodland Strategy (2019 - 2039) published in October 2019 by the National Park has a priority to expand
and manage existing and new woodlands within the park boundary. Within the strategy there are strategic objectives which include the protection and enhancement of the landscape, tackling the climate emergency and encouraging and promoting public access for recreation and improving peoples quality of life. Coupled with the natural topography there is potential, subject to gaining the relevant consents and permissions, to create a woodland scheme at Borland.

TOURISM POTENTIAL

The land at Borland lies entirely within the Loch Lomond and Trossachs National Park where there are a number of existing tourism and recreational businesses. Given the parks popularity, annually attracting around 4 million visitors, there is potential to create a tourism business at Borland. In recent years, the Loch Lomond and Trossachs National Park partnership Plan (2018 to 2023) was published and one of the objectives within it is to further develop and encourage
new and established tourism businesses. There is potential, subject to gaining the relevant consents and permissions, to
utilise the land at Borland for activities such as pony trekking, cycling pursuits, camping, nature based tourism, education
and community engagement.

Location

The land at Borland is situated in a scenic and peaceful location on the south eastern edge of the Loch Lomond and Trossachs National Park.
