Situation - Clifford Bridge Park is situated in a lovely rural spot along a country lane in the hamlet of Clifford Bridge between the well known Dartmoor villages of Dunsford and Drewsteignton. Both have village stores, pub, church and post office. A few miles to the north is the larger village of Cheriton Bishop with a church, pub, village store/post office, doctor's surgery and primary school. The property lies just within the boundary of the Dartmoor National Park allowing ample opportunity to enjoy a range of outdoor pursuits including walking, riding, fishing and cycling, among the many thousands of acres of unspoilt beautiful moorland.

Description - Clifford Bridge Park is a small development of riverside and forest timber holiday lodges and chalets set within the boundaries of the Dartmoor National Park in a wooded river valley close to Fingle Gorge. In 1911, the poet Rupert Brooke arrived to camp at Clifford Bridge with a number of friends, including Virginia Woolf, and since then, the area has become an extremely popular destination. The lodges and chalets may be occupied at any time for any period between the 15th March and 15th January. Close by are some superb riverside walks, downstream towards Dunsford Nature Reserve and Steps Bridge, or upstream through Fingle Gorge to Fingle Bridge and the National Trust owned Castle Drogo. The site comprises several acres of level grassland set in a very private and secluded position. The River Teign borders the park and offers much opportunity for fishing.

Accommodation - The riverside chalet has been constructed to a high quality residential specification, including double glazing. Steps lead up to the front door and through to the open plan kitchen/living/dining room. This has a high vaulted ceiling with spotlighting and double French doors to a spacious raised verandah. The kitchen is modern and fully fitted with a range of eye and base level units, roll edge work surfaces, inset sink with drainer, inset 4-ring gas hob with gas oven under and hood/extractor over, fridge, freezer, washer/dryer and dishwasher. A gas combination boiler serves both the central heating and hot water systems. To the rear of the chalet is a bedroom with fitted bathroom and cloakroom.
Spiral wooden staircase leads to the mezzanine area with balcony leading to the second bedroom.

Outside - The property benefits from ample car parking and shared grounds of 8.28 acres.

Tenure - The property is held on a 99 years lease since 2006. There is an annual ground rent, payable in arrears. Last year's rent was £1182.03. In addition, the grounds maintenance and sewage costs payable last year was £1,695.04.

Directions - From Exeter proceed west on the A30 exiting at the Woodleigh junction signposted Cheriton Bishop. On entering Cheriton Bishop turn left just before the Old Thatch pub signposted Dunsford and Clifford Bridge. After approximately 1.5 miles turn right at the crossroads signposted Clifford bridge and proceed down to the next junction, go straight over, taking the next left and the entrance to Clifford Bridge Park can be found immediately on the left. Go through the gates and No.26 is on the right just before the swimming pool.
