Distances:

Stamford 2.5 miles, Market Deeping 5.7 miles, Peterborough 13 miles (Direct trains to London, Kings Cross 50 minutes). (All distances are approximate)

Situation:

The Manor Farm is situated in the centre of the popular village of Uffington. The village has a public house, The Bertie Arms, a parish church, and two primary schools.

Uffington is well located between Market Deeping to the east and the historic market town of Stamford to the west. Both towns offer good retail and commercial facilities. Stamford in particular is renowned for its Georgian architecture. There is a weekly Friday Market and a fortnightly Farmers’ Market. There are also a great variety of restaurants, hotels and boutique shops to explore.

The A1 runs to the west of the town and provides easy access both north and south and a link to the A14, A47 and M25. The nearby Cathedral City of Peterborough, with its comprehensive shopping and leisure facilities, has a main line rail station with high-speed trains to London Kings Cross.

The area has excellent state and private schooling in Stamford, Oakham, Uppingham and Bourne.

Leisure pursuits including golf at Burghley Park, Luffenham Heath and Greetham are close by. Rutland Water with its nature reserve, water sports and trout fishing is some 7 miles to the west.

Description:

The Manor Farm, having been a family home to the current owner for over fifty years, has potential in abundance.

Stepping through from the external porch into the entrance hall, there are two generous reception rooms to the front of the property. Both dual aspect with feature fireplaces, the current dining room also has an ornate alcove with shelving and a bay window overlooking the side garden.

Moving through the property, passing the under stairs cupboard, the kitchen has beautiful views across the grounds and countryside beyond. With built in fridge-freezer, dishwasher and oven there is also ample storage within the cabinetry and plenty of preparation space.

The rear hall opens onto the dining terrace, there is also a large ground floor shower room with a bank of built-in storage and a separate utility-cum-workshop with access to the driveway and lean-to, as well as plumbing for washing machine and tumble dryer.

A third, dual-aspect, reception room completes the ground floor of The Manor Farm, boasting views over the lake and a feature fireplace.

Rising to the first floor, the light and bright landing, with linen cupboard, leads to two single bedrooms and a family bathroom. There are two double bedrooms of substantial proportion enjoying large windows and built-in wardrobes.

There is also loft access for storage.

Outside:

The Manor Farm is set back from the road, passing a well-established hedgerow, the property is approached via gated access where there is a large gravel drive in front of a detached, stone, double garage. To the left of the garage is a five-bar gate leading to the wide side return and lean-to.

Flanking the driveway is the front lawn with an array of mature trees from willow to conifer and monkey puzzle framing the property, offering a degree of privacy and interest. The frontage of this brick family home is softened by climbers and roses.

The front lawn wraps around the south of the property in a large side garden that blends into the rear. A dining terrace, accessed from the rear hall, overlooks the grounds where a lake, encompassed by willow trees, provides a haven for wildlife.

To the east of The Manor Farm grounds lies a grass land area fondly known to the current owner as ‘The Paddock’ with countryside views beyond. In total, The Manor Farm sits in approximately 2.5acres.
