This lovely home is in a sought-after area, on the edge of Bullo Pill, a tiny hamlet on the west bank of the River Severn, alongside the A48 between Lydney and Newnham on Severn. It is a short distance from the picturesque village of Newnham-on-Severn and near the edge of The Forest of Dean, a designated National Forest Park which is both beautiful and atmospheric and which offers a wealth of outdoor activities and visitor attractions. It is conveniently situated for commuters, with easy access to Gloucester. Cheltenham and Chepstow and to the M5/M4 motorway network. There are railway stations at Gloucester (approximately 14 miles) and Lydney, some seven miles away.

For local facilities, Newnham on Severn is less than two miles away. This historic and vibrant Forest of Dean village, with its tree-lined main street, sits on a horseshoe bend in the river. It offers a good selection of shops and facilities including pubs, a Post Office and a village store, whilst for supermarkets, there's a choice in Lydney, Gloucester or Chepstow, or in Cinderford, five miles away. Newnham on Severn has a children's day nursery, pre-school, primary school, before and after school clubs and toddlers' groups. For secondary education, there are schools in Cinderford, Lydney, Gloucester or Chepstow.

When the vendors first saw this property some three years ago, they were immediately drawn to the location, but also amazed at how deceptively spacious the house it is. From the front it looks like a little cottage but it is like a tardis' inside. We were also pretty impressed when we walked inside and realised you could see the views of the river from all the bedrooms and from the living room. That's special. I never tire of sitting in the living room watching the ever-changing river, with the tide coming in and out.

Step inside:- - The property is approached from the road through double electric gates which open onto a flint driveway, where there is extensive off-road parking and a turning circle, with a central fountain.

From the enclosed porch a door opens to the tiled reception hallway. To one side is a study, which has wooden parquet flooring, being in the original part of the property, thought to date from 1927. There is a box bay window to the front of the house, with contemporary plantation shutters, giving rural views to the wooded hills of the Forest of Dean in the distance. Whilst the study could be used as a dining room, the other side of the hallway is the room currently used for formal dining. It also has a front-facing box bay window, with wooden plantation shutters. At one end of the room is a range of contemporary fitted wardrobes, used as cupboards. What we like about the house is that it is so versatile. You can have three bedrooms or four bedrooms. The previous owners used our dining room as a double bedroom.

From the back of the reception hallway a door leads to a wonderful open plan living/breakfast/kitchen area, tiled throughout. In the living space, a Gazco mains gas stove makes a cosy focal point. French doors with glazed panels either side look down the garden to the river, making the living area one of the vendor's favourite spots to sit and enjoy the special views.

The stylish kitchen is fitted with contemporary units with granite worksurfaces and splashbacks. There is a central island with a waterfall granite worktop. The range of built-in appliances includes two built-in 'Neff' electric ovens and a 'Neff' electric induction hob with extractor over. There is space for an upright fridge/freezer and for a breakfast table. The kitchen area features a small, beamed fireplace with a recessed shelf above it and there's a similar recessed shelf on the opposite wall.

A window over the ceramic sink gives views over fields at the side of the property. A half glazed door opens to a utility room which has tiled flooring and is fitted with a range of base and wall units which match those in the kitchen. The walls are part tiled with attractive wood effect tiles. There is a stainless steel sink and drainer and plumbing for a washing machine and space for a tumble dryer. A glazed door opens to the side of the house.

Off the utility room is a downstairs cloakroom, installed by the vendors as part of a series of recent upgrades. It has tiled flooring, a vanity wash basin with a cupboard under and aqua boarding to the walls.

From the kitchen area, a door opens to an inner hallway which gives access to the principal bedroom and ensuite, in an extension at the rear of the property. The whole of the extension, which also includes the utility room and downstairs cloakroom, has underfloor heating, on separate controls.

Next door, the principal bedroom is a magnificent and spacious room with solid wood flooring and windows to the side of the house, with contemporary plantation shutters.

On the first floor of the property there are two further double bedrooms and a family bathroom, off a landing which is accessed via a staircase that leads up from the study at the front of the house. Both charming bedrooms have good head height and each has a window overlooking the back garden, giving far reaching views towards the River Severn and beyond. Both bedrooms benefit from eaves storage.

The family bathroom, extended and refitted by the vendors, has a modern D-shaped bath plus a separate shower enclosure with an overhead rain shower. There are twin table top basins on a vanity unit with a granite top. The floor is tiled, the walls are part tiled and there are two modern, black towel radiators. A level lawn stretches down to a fenced off wildlife habitat at the bottom of the garden, which also belongs to the property, This is part of an old railway line which used to serve Bullo Pill when it was a small Severn-side port.

Part-way down the garden there is also a delightful pond, with a small decked seating area from which the vendors can observe the heron, kingfishers, ducks, frogs and dragonflies which it attracts.
