LOCATION
Lots 1 and Lot 2 are located either side of Marsh Lane, Worlingham, between the Beccles to Lowestoft railway line and the River Waveney.
Lot 3 is located off the A146 Beccles to Lowestoft Road.

DESCRIPTION
Lot 1 - 81.57ha (201.55 acres)
A substantial block of 29 marshes within a ring boundary, bordering and frontage to the River Waveney, located between the Beccles to Lowestoft, railway line and Marsh Lane, Worlingham. The marshes are all located to the west of Marsh Lane with a further hard track running east west giving good hard track access to the majority of the marshes.
All of the marshes are entered into an environmental stewardship scheme which expires on 30th November 2023. The grass marshes are either in HK9 (maintenance of wet grassland for breeding waders), HK10 (maintenance of wet grassland for wintering waders and wildfowl) or EK3 (permanent grassland with very low input). Lot 2 - 14.06ha (34.75 acres)
A block of 6 good grazing marshes with approximately 240m river frontage to the River Waveney, with hard track access off the marsh track with the benefit of a cattle pen at the entrance to the trackway.

Lot 3 - 31.65ha (78.22 acres) of sporting and conservation interest
Comprising approximately 18.97ha (46.88 acres) of mixed Woodland, 7.07ha (17.47 acres) of permanent rough grassland managed under EK3, 2.79ha (6.89 acres) divided into 11 ponds of various sizes with the balance being scrubland, red beds and dykes.

The property has good road frontage and access off the A146 Beccles to Lowestoft road.

DIRECTIONS
From the A146/A143 Gillingham (McDonalds) roundabout proceed signposted towards Beccles and Lowestoft, go straight over the next roundabout and the gated entrance off the A146 to Lot 3 will be found on the left hand side just over half a mile after the level crossing.

For access to Lots 1 and 2, at the Worlingham roundabout turn left into Marsh Lane, proceed over the level crossing (with care) and the marshes in Lot 1 will be found immediately on the left hand side and the access track to Lot 2 will be found after approximately 300m on the right hand side.
