The site is located adjacent to the east of the A131 and partly comprises arable land and former golf course land. Allocated site, under reference 'Strategic Growth Site Policy 6' in Adopted Local Plan. Planning Application submitted, consent anticipated July 2023. 7 no. individual serviced parcels available with a combined site area of approximately 59.5 acres (24.07 hectares). Internal Spine Road infrastructure is to be delivered by June 2024.



Chelmsford has a population of approximately 181,500 and continues to expand. It is well placed for commuting to London and is surrounded by small, traditional villages. The City has two grammar schools, Chelmsford County High School for Girls and King Edward VI Grammar School and also New Hall School and Anglia Ruskin University. Chelmsford Garden Community is situated to the north east of Chelmsford, Essex. North East Chelmsford Garden Community was awarded Garden Community status in June 2019 and will deliver a mixture residential, leisure and employment floorspace. In addition to the new roadway infrastructure currently under construction, a new railway station is planned to be opened nearby in 2025/26. Beaulieu Park Station is the first station to be opened on the Great Eastern Mainline for over 100 years, and will support the wider economic growth of the area. The station will be approx. 3½ miles from Channels.
