Situation - The land is situated on the outskirts of the small rural village of Harrowbarrow in East Cornwall, close to the edge of the Tamar Valley Area of Outstanding Natural Beauty (AONB). Harrowbarrow is served by a Post Office and shop, and the land is within easy reach of Calstock, Callington, Gunnislake and Tavistock which offer a wide variety of amenities including pubs, supermarkets and shops. The city of Plymouth lies approximately 15 miles to the southeast and this can also be accessed from Gunnislake via a direct rail link. The popular National Trust property of Cotehele House is just 2 miles away.

Purchase Of Outgoing Tenant's Fixtures - The successful auction bidder will have the option to purchase the fixtures of the the community orchard tenants should they wish to do so. These fixtures include all perimeter and internal fencing, as well as all of the planted fruit trees within the south-eastern part of the property. If this option is exercised, a sum of £2,800 shall be payable to the outgoing tenant 6 weeks after the auction. If not exercised, the tenants will, at their discretion be able to remove these fixtures during the period between the auction and Completion.

An additional "administration" fee of £600 including VAT will be payable by the successful purchaser of each lot immediately after the auction. This will be separately invoiced by Stags. Heading from Callington along the A390 towards Gunnislake, at the western edge of St Ann's Chapel, take the right hand turning signposted Harrowbarrow and Sleepy Hollow Farm Shop. Proceed south towards the village of Harrowbarrow. Go past the Rising Sun Garden Centre and Nurseries before turning right at the junction opposite the former Methodist church (signposted Harrowbarrow and Cotehele). Proceed into Harrowbarrow, going past the post office before leaving the village. Continue along this road for just over 1/3 of a mile and the gateway entrance to the land can be found on the left hand side, opposite St Dominic Park. A For Sale Board has been erected.
