Situation - The land lies in a fine position near to the North Devon coast within the North Devon Coast Area of Outstanding Natural Beauty (AONB) and with excellent access to the A39 which is within one mile of the farm.

Welcombe Mouth Beach is approximately 3 miles to the west and Hartland is approximately 6 miles to the north. The A39 links the port town of Bideford (16 miles) and the coastal town of Bude (10.5 miles).
