Location - The land is located on the north side of Sleights Lane in open countryside on the northern outskirts of the hamlet of Hive.

Hive is situated to the north of the village of Gilberdyke which has is a large rural village with a range of local shops and post office, Methodist church, primary school, health centre, petrol filling station, garden centre, community hall, two public houses, recreation ground and sports field, railway station and public bus services. It is situated approximately 6 miles east of Howden and 23 miles west of Hull city centre.

Description - The land comprises two parcels of traditional permanent grassland with ridge and furrow characteristic to be accessed off Sleights Lane, extending to approximately 4.32 acres (1.75 hectares) in total.

The Land - The land is classified as Grade 3, is flat and lies approximately 5m above mean sea level. The soil is described within the Foggathorpe Series, being a stoneless clay or clay loam with slow permeability and seasonally waterlogged, suitable for combinable crops and grassland.

General Information -

Access - The purchasers of each Lot will be required to create a new access to the land from Sleights Lane.

Boundaries - The purchaser of Lot 2 will be required to erect and thereafter maintain a post and three rail timber fence along the boundary marked A-B-C on the attached plan and will be responsible for maintenance of the drain adjacent to the east boundary between points C and D on the attached plan.
