Charming period farmhouse and outbuildings, set in the beautiful countryside of the Cranborne Chase.

Description

A most appealing period farmhouse having mainly brick elevations, the front enhanced by decorative Flemish bond brickwork in two colours, a pretty porch, and small paned windows under a slate roof. The house is now in need of modernisation and refurbishment yet offers a huge opportunity for the purchaser to improve to their own specification, budget and timescale. The house is not listed, and whilst in an AONB, could possibly have potential to extend or adapt the accommodation, subject of course to any necessary permissions being obtained. Internally the house retains some period features, including shutters to the principal windows (NB painted shut so we are unable to verify the internal structure remains).

An ironwork porch and front door with fanlight over lead into the entrance hall, having an arched recess with fitted cupboard. The sitting room has a brick fire surround and a window with shutters. Double doors open into the family room, with a decorative stone fire surround and patio doors to the garden. There is also a separate dining room at the front, having a painted wood and brick fireplace and window shutters. The good size kitchen/ breakfast room has space for a table and chairs and is fitted with a range of units, hob and double oven, and an oil-fired Aga. At the rear of the house are the cloakroom, a brick store with cellar area, possibly a former granary, the utility room with plumbing for a washing machine, and a hand basin, and a former preparation kitchen used as a boot room.

From the inner hall, a staircase leads up to the first floor landing with small dormer window to the rear. The current main bedroom has fitted wardrobes, an airing cupboard, and an en suite shower room. The three further bedrooms are all at the front of the house and enjoy delightful open views. There are two doubles and a generous single, all having fitted wardrobes.

The house has the benefit of oil fired central heating.

Outside
The front of the house is south facing and the gardens are to the front and side, the main area being to the side. They are mainly lawned with a variety of shrubs and trees and a boundary hedge. The rear boundary runs alongside the former estate dairy building, and a driveway to this and to a large hay barn runs at the side of the garden.

A driveway from the lane leads into the farm courtyard and to a range of surrounding outbuildings. These include a period brick and timber barn, former stables and open storage. Through one of the open stores can be accessed a large modern building which has a separate driveway access. The outbuildings are all in need of refurbishment yet offer great potential for conversion to provide further accommodation, possibly for use as a family or guest annexe, holiday let or home office.
