4.5 Acres of agricultural land in a quiet setting away from the main road with mains water available.

The Land
Extending to approximately 4.5 acres, the land is largely level and well-hedged. It is classified Grade III and is considered ideal for cropping, grazing and horticultural use. Since at least 1990, the land has not been farmed and so has not been fertilised for the majority of that time, having been used for grazing horses. It has open aspects and access from each field onto the lane on the south side and the byway on the north side. Mains water has been connected in the past but would need to be reconnected.

Situation
These fields are situated on the western fringe of the hamlet of Sheffield which itself is just 1½ miles south-west of the iconic fishing port of Newlyn on Cornwall's south coast near Penzance and approx. 1 mile from the picturesque harbour village of Mousehole. Whilst the amenities of Newlyn will cater for most daily requirements, there is a far larger range of shopping, schooling, health and leisure facilities within Penzance including the railway station connecting directly with Paddington. The west Cornwall Peninsula is famed for its scenic coastline, rich and intriguing history and sandy beaches. Within just 10 miles radius are villages such as Sennen Cove, Lamorna Cove (a mecca for artists!), St Michael's Mount, Minnack Theatre and of course internationally renowned Land's End.

Agent's Notes
Services: Mains water connection is understood to be available in the lane on the southern boundary.

Wayleaves, Easements & Rights of Way: The sale will be subject to and with the benefit of all existing wayleaves, easements and rights of way as may exist.

Particulars & Plan: Whilst every care is taken in the preparation of these particulars, their accuracy is not guaranteed and they do not constitute any part of an offer or contract. Any intending purchaser/s must satisfy themselves by inspection or otherwise as to the correctness of these particulars.

Viewing & Directions
Viewings: The land is currently used for grazing horses so viewings are strictly by appointment with the selling agents Lodge & Thomas.

Directions: From Newlyn follow the B3315 up Chywoon Hill and out of the village. Just before entering the hamlet of Sheffield, there is a turning on the right into a unmade lane which leads on to the fields approx. 1/3 of a mile further on.
