Trees is a gated plot with a large gravelled driveway leading to the house. The ground floor has two large, bright open plan reception spaces. The split level sitting and formal dining room has high ceilings, a music area, wood burning stove and double doors opening onto the south facing terrace, spanning the full width of the house.
Onwards is the huge triple aspect kitchen, living, dining room opening onto the terrace with views of the garden. The kitchen features built-in appliances, an island and separate utility room. The living area has a gas fireplace while the dining area, surrounded by glass with garden views, has space to seat 20 for special occasions and dinner parties.
Bedroom 2, just off the main living area, is a large double en-suite leading off the sitting/dining room, this would work perfectly for guests. Finally, there's a large office/playroom near the entrance.
Upstairs there's a large nook on the landing, ideal as an office or homework nook. The principle suite includes a large dressing area with built-in wardrobes and space for a dressing table with south facing window. The double bedroom includes a reading nook overlooking the gardens with an en-suite shower room.
Bedrooms 3 & 4 are both generous doubles with Juliet balconies overlooking the gardens and built-in wardrobes. Bedroom 5 is a cosy double. These bedrooms are served by a shower room and full bathroom, so there are plenty of facilities for families and guests.
Gardens
The gated, tranquil grounds extend to over an acre, south facing and mostly laid to lawn they include a tennis court and pond with water feature. The large terrace spans the entire back of the house with enough space for several seating areas, overlooking the grounds. This is an ideal space to enjoy the outdoors on sunny days.
Alongside the driveway there's a large detached garage with a loft room above. The loft room works perfectly for storage, or can be converted into a generous garden office. If desired, the entire garage building could be converted into a detached annexe with its own patio overlooking the gardens.
The gardens are bordered by mature trees affording privacy in this peaceful setting, sometimes interrupted by the sound of woodpeckers nearby!
Seller Insight
We moved to Trees 16 years ago when our three children were young. I remember driving through the gates and walking into the house, it was so full of life and light, it felt right for us straight away.
We subsequently extended the house to modernise the layout, creating what is now our favourite and most used room - the kitchen, living and dining room. We have so much space for our family now, and it's ideal for entertaining - we've hosted 20 people for Christmas lunch!
The garden is fantastic, there's enough room for ball games and the tennis court which we installed for our daughters. It's been very well used over the years. The children have their own playroom and their rooms are all big enough for a double bed and desk. It was really important for us that we all had space to have a quiet moment to ourselves when we wanted, and we have that here.
The setting has so many benefits, it's a quiet, peaceful spot in a busy village. The residents of Green Lane are very friendly, we all supported each other during lockdown and keep an eye out for each other. We're surrounded by woods with wonderful walks, cycle paths and hacking trails, all very well used and it's right outside the gate!
Beyond the lane, Woodcote has some great facilities and events. The village hall hosts regular clubs and events, the summer festival and Woodcote & Stoke Row rally are really popular as is the farmers market, we have cricket and football too.
For shopping, Woodcote has the Co-op, newsagents, village hall, chip shop, barbers, a couple of good pubs and an excellent medical centre. For a big shop we go to Wallingford, they have a Waitrose and some lovely independent shops. Last year I did all my Christmas shopping in Wallingford. For meals out we love the Highwayman pub in Checkendon, it's less than 2 miles away and is a quintessential country pub with an excellent gastro menu.
Over the years we've used the gym in Mapledurham and Springs golf club in South Stoke. The Oratory School has a gym open to the public too and it's less than a mile away. Our son went there and was able to walk to school which was a real benefit for us.
Our children have grown and moved out now so we don't really need the space we have. We're downsizing within the local area and look forward to passing Trees on to another family to enjoy.
