Situation And Description - The land is situated off School Lane in the Parish of Great Steeping and has direct road frontage access onto School Lane, being a publicly maintained highway.
The land is clearly marked with a ‘For Sale’ board which is positioned at the gateway which should aid with identification.
Natural England Consent - In April 2021, Natural England gave consent for the pastureland to be ploughed up if required, however, this has never been actioned by the vendors. Further information can be obtained from the selling Agents.
Tenure & Possession - The Freehold interest in the land is being offered for sale with full vacant possession following completion.
Services - The land has the benefit of a mains water supply being connected to a cattle drinking trough. We are not aware that the land has the benefit of any other mains services connected.
Grade, Soil Type & Topogrpahy - The land is scheduled as Grade 3 by the Agricultural Land Classification of England and Wales. The predominant soil type as defined by the Soil Survey of England and Wales is Wallasea 2 – Marine Alluvium and described as “deep stoneless clay soils calcareous in places some deep calcareous silty soils”. Drainage Rates - We understand that the drainage rates for the land are payable to Lindsey Marsh Drainage Board, and the selling Agents shall notify Lindsey Marsh Drainage Board of the change in ownership following completion.
