Believed to have been built in the 1920s, West Nolands Farm House offers spacious living in a secluded and private position on the outskirts of the village of Yatesbury. Planning permission granted in 2016 for extensive works to be carried out with drawings available on request.

Believed to have been built in the 1920s, West Nolands Farm House sits central to its 0.37 acre plot with rural views over the surrounding countryside, downs and Cherhill Monument.
With planning permission granted in 2016, this existing four bedroom property (subject to reinstatement of planning) can be substantially extended.

On the first floor is an entrance porch, utility room, storage cupboard, downstairs WC and kitchen area, alongside a good sized dining room and separate sitting room.

On the second floor are four bedrooms and a family bathroom.

There is driveway parking for several vehicles.

West Nolands Farm, constructed in the 1920s sits in the midst of its plot with rural views all around of open country and the chalk downs of Cherhill beyond. The sale represents a rare opportunity to purchase a four bedroom house with planning permission to extend. A kitchen and utility area leads to a dining room with a walk in pantry and from here into a passageway leading to the front door. Two reception rooms lie left and right of this hallway and enjoy the magnificent views to the front. One of the rooms has an open fireplace. Upstairs are four bedrooms and a family bathroom, one of the bedrooms having a built in wardrobe.
