BENNET SAMWAYS are delighted to offer for sale this splendid and authentic Grade II Listed detached farmhouse with adjoining one bedroom cottage, set in 4.02 acres with the benefit of glorious Derbyshire views. Situated in a rural location in Snelston Common, yet not far from Ashbourne, and indeed the A50 for its remarkable commuting links for the M1 & M6 motorways. This beautiful home offers character in abundance with tasteful decor throughout, with large gardens and private gated driveway with large rear paddock and several large storage buildings including a double garage. The main farmhouse has a gross internal area of 2,750sq.ft. and Barleycote Cottage is 700sq.ft.
Interior - The original reception hall, which like most farmhouses, is not used as the main entrance these days, instead a more convenient and more practical way into a rear lobby with an immediate access to the utility/boot room. Off the utility is a great home office, with so many clients now having more flexible work from home options. The farmhouse kitchen is well appointed with base and wall mounted units with solid marble worktops which provide a large practical space for any discerning home cook. A feature of the kitchen is the Aga, which provides the hot water, and also the cooking with an added electric induction hob and oven providing an additional cooking option. A fridge freezer, dishwasher, limestone effect flooring, beam ceilings and a walk in pantry. A rather unique feature is an exposed well with a glazed covering. There is a dining room with feature brick fireplace and beam ceilings. Off the hall is a reception room which could be easily used as an extension to the hall which has a fireplace , further beam ceilings which leads into a rear lobby with guest cloakroom. Double doors lead into an impressive 'L' shaped drawing room with feature fireplace and beam ceiling - a splendid room for entertaining.
On the first floor, the landing opens up into a larger space with a dressing room off to the right, containing several fitted wardrobes, cupboards and drawers. The landing continues into the master bedroom which is spacious with recently re-fitted luxury ensuite shower room - stylish with illuminated mirror and skylight. A further bedroom with fitted wardrobes and main family bathroom. On the second floor is a superb landing with exposed beams in the walls. A really bright and airy feeling on this floor with two bedrooms flanking the central landing.
Barleycote Cottage - Is located off the rear courtyard. The cottage would provide ideal accommodation for dependent relatives, or alternatively, it could be used as a holiday let or Airbnb with relevant planning permission. The accommodation is all on one floor, and with a modern fitted breakfast kitchen with appliances. An impressive sitting room with vaulted ceiling, exposed purlins and feature brick fireplace. A bedroom with walk in wardrobe and a bathroom requiring modernisation.
Exterior - Approached by gated driveway leading to the main parking area within a paved courtyard. A double detached garage with room above which is ideal for a hobby or preferred home office. Further large storage buildings and probably the most perfectly situated summer house overlooking the paddock and views which is amazing spot for gin & tonic on those summer evenings! Large gardens with a hidden vegetable garden behind a mature beech hedge with a impressive greenhouse to keep every green fingered enthusiast occupied. A further tree lined driveway which could be used as the main approach as it creates a real feeling of opulence. A large paddock with grounds totalling 4.02 acres.
Locality - Nearby, Snelston village is an attractive small estate village, located 3 miles southwest of Ashbourne. Snelston is built around the Gothic style Hall. Old Queen Farm is located not too far from the popular Norbury C of E Primary School, and within a few miles there a number of private schools - Abbotsholme School and Denstone College.
Owner's perspective - Old Queen Farm has been an amazing family home, with plenty of space and freedom for our children and grandchildren to grow up and explore.
We love to spend time in our garden, and when we need a rest, we often say that we have a seat for every season. Our summerhouse has been a wonderful addition to the garden. We use it constantly in the summer, both for entertaining and for relaxing on a summer’s evening, watching the sun go down. Our kitchen garden has been designed to provide us with a good range of fruit, vegetables and flowers all year round. There is nothing nicer than nipping into the garden to pick something fresh for lunch or supper. We have absolutely loved living here, but the time has come to move on. The house and garden are now too big for us and we need to downsize. We hope that whoever is lucky enough to live at Old Queen Farm in the future will be as happy here as we have been for the past 45 years. It is a very special place.
Agent's notes - Tenure: Freehold. Council Tax: Derbyshire Dales District Council band E. Services: Mains water, mains electricity, private drainage, oil for heating, LPG for a gas fire and internet connection. Private drainage is a septic tank used exclusively for this property. A footpath crosses a relatively small area along the boundary of the paddock. Please see the Promap for ide identification. The property is also a listed property.
