6.86 Acres (2.77 Ha) of Glorious Woodland nestled in a private position on the Essex/Suffolk Border.

History & Background

The private woodland has been in the same family across three generations. Over recent years, the land has been utilised for keeping wild boar with securely wire-fenced paddocks (which remain) and a central track with links to an outer circumference track.

The land is nestled in a private position with access up a private track owned by the neighbouring farmer, where there is also a neighbouring residential property and surrounding farmland. The woodland has a double five-bar gated access with a small clearing used for 4 x 4 parking.

The woodland is subject to responsible forestry with replanting/restocking obligations. However, there are numerous permissible business opportunities for the land relating to agricultural or forestry uses, ranging from commercial or private beekeeping, and the keeping of suitable livestock (pigs/goats etc) to simply enjoying the land as a private, reclusive nature reserve, where a wide variety of bird and wildlife can be enjoyed.

Setting & Location

The land is located within the Essex Local Authority of Braintree District Council.  It is located between Ridgewell and Haverhill, being reached via the A1017 in the hamlet known and well signposted as New England. Travelling from Essex towards Haverhill, Suffolk, the track is approximately 100 yards before the Sturmer sign on the left hand side and opposite Water Hall Farm Lane. At the entrance of the track is a house sign (Pitt House) and the woodland is up the track, just beyond this property on the left-hand side.

The woodland is nestled in a private position off the A1017 via a farm track.

Agents Notes

Back in the 1930’s it was utilised for gravel extraction, later to be in-fill land and in more recent decades the land was planted with woodland. The land remains marked as ‘contaminated’ by the Local Authority

  • Notices have been issued by the Local Authority. These requirements have been met which include compliance to restock the felled areas of woodland and to remove an area of concrete hardstand in the middle of the woods.
