A single parcel of woodland / amenity land to the east of the village of Ingham and close to the Broads town of Stalham, which is offered for sale as a whole as shown outlined red on the sale plan, being approximately 1.10 hectares (2.72 acres). The land parcel benefits from vehicular access over a private track from the public road known as Calthorpe Street.
The land parcel is rectangular in shape with well-defined boundaries formed by ditches and banks. It is a well-established parcel of woodland dominated by semi-mature Oak trees together with a mix of Silver Birch, Alder, and Holly. It has been subject to only minimal management in recent years. The land would be well suited as an area of amenity woodland for personal recreational use, being in an area close to the popular Broads and Norfolk Coast. In addition, there may be opportunities for small scale forestry use. A number of other uses may be possible, subject to
planning permission.
LOCATION
The land parcel is located to the east of the village of Ingham. Local and tourist amenities and facilities are nearby, including Stalham, which is approximately 2 miles to the west, and Potter Heigham approximately 5.5 miles to the south. The City of Norwich is approximately 21 miles to the south-west, providing a wide selection of shops, amenities, restaurants, and leisure facilities, as well as direct rail links to London Liverpool Street and Norwich International Airport, which flies to a wide range of destinations.
DIRECTIONS
If approaching from the A149 at Stalham, take the turning on to Old Market Road, which is to the north-east next to Tesco and signposted Town Centre and Ingham. Proceed to the pair of mini-roundabouts, taking the first exit, then the second exit onto Ingham Road, signposted Ingham. Follow this road for just over 1 mile until faced with the Ingham Swan public house and the Church, and turn right to go past the Church. After approximately 0.3 miles turn first left onto Calthorpe Street, and the track to the woodland will be found, after approximately 0.6 miles,
on the left opposite residential properties.
The entrance to the track will be marked by an Arnolds Keys "For Sale" board.
