The original, two-up two-down farmworker's cottage was probably built in the first half of the 19th century and has been extended to one side and behind later, most recently in 2005 when a single-storey extension was added to create a good-sized dining room immediately adjacent to the kitchen.
The kitchen, all the reception rooms and all but one of the bedrooms look out across the sweeping views and, given that they are all south-facing and some also look out in other directions too, the interior has a light and airy feeling complimented by good ceiling height throughout. The ground floor of the original cottage now forms the sitting room, which has an inglenook fireplace fitted with a wood-burning stove and a staircase rising to the principal bedroom suite above. This, like the sitting room below, is the upper floor of the original cottage and comprises a good-sized double bedroom with an en suite shower room, and vaulted ceiling with exposed roof timbers. The sitting room is connected to the rest of the cottage by an inner hall, which leads to the centrally positioned kitchen/breakfast room. This has a tiled floor and is fitted with timber-fronted units under honey-coloured marble work surfaces and the kitchen sink has captivating views out over the river valley below. The adjacent dining room has a tiled floor too plus a stable door that opens to the open rear porch and terrace that provides a lovely setting for barbeques and outside dining.
The first floor in the rest of the cottage accommodates two further double bedrooms plus the family bath and shower room.
Outbuildings & Land
What sets Shumwood apart from other properties are its grounds and exceptional views, which give a sense of privacy and seclusion, whilst also providing an idyllic and magical setting.
Laid out below and to one side of the cottage is a concrete yard and additional side area, which together provide plenty of parking space with ample room for turning and a horse lorry. Beside it is an L-shaped, stone-built former dairy that now accommodates four loose boxes and a further outbuilding that houses the garage/workshop plus a generously sized tack room. Below the yard is an arena alongside a recently built American barn containing seven loose boxes with an attached hay barn. On the far side of the cottage are two gently sloping, domestic orchards containing a mix of pear, apple, mulberry, plum and cherry trees. At the top of the upper orchard are a timber garden store and greenhouse. Running between the two orchards is a rarely used public footpath that tracks across the yard and down the approach road.
Stretching out below the arena is about 15 acres of pastureland divided into three enclosures with a tributary to the River Tone forming the southern boundary. All three fields have water troughs, which are well-fed via the cottage. Within the top field is an all-weather school with a sand and fibre surface. In all about 16 acres (6.47 hectares)
Shumwood is situated at the end of a no-through approach road amidst hilly, unspoilt countryside, just south of the Exmoor National Park. The property's lovely rural setting means that local amenities are not immediately to hand but the Stawley Village Shop is just outside the nearby village of Appley, which also has a lovely pub.
The small town of Wiveliscombe has a traditional butcher, delicatessen and convenience stores, whilst the larger town of Wellington has an excellent range of shops and local businesses including a Waitrose supermarket.
For regional transport links, the M5 is within a reasonable driving distance, Taunton has regular rail services to Bristol Temple Meads (52 minutes) and Paddington (1 hour 39 minutes) and both Exeter and Bristol airports are
within an hour's drive.
There is an excellent range of schooling available from both the State and independent sectors. This includes four primary schools within a three mile radius (all OFSTED rated 2 (Good)) including Wellington School. There are several private schools nearby which include Blundells in Tiverton, Taunton School, King's and Queen's Colleges in Taunton, King's Hall Preparatory
School, and Richard Huish Sixth Form College.
