A special and unique south facing stone coastal home of immense poise and charming character with panoramic awe-inspiring beach, sea and golf course views. Set within outstanding landscaped gardens and grounds extending to 2.24 acres complemented with direct access to Samson's Bay, National Trust beach, a local hidden gem.

The main house
Glaslyn is a Welsh stone house that has only been sold twice since its original construction. Glaslyn was originally built by the Chivers family who were well known within Porthmadog and the wider locality, for a member of the family to reside in. The exquisite cliffside south facing gardens were reputedly designed and landscaped by the gardeners at Bodnant and remain in their original landscaped format with slate terracing, al fresco seating and dining areas, lawns and a plethora of specimen trees and plants. In 1952, the property was sold to Miss Smith who was the retired pianist to Dame Gracie Fields and played her piano in the music room within Glaslyn. The present owners purchased the property from the estate of the late Miss Smith in 1980 when a sympathetic and comprehensive refurbishment was undertaken. Since then, Glaslyn has been a well-loved and very special second home for three generations of the same family for over forty years.

Directly overlooking the twelfth tee of Porthmadog Golf Club, (a coastal golf club founded in 1905 and designed by James Braid) the sale of Glaslyn offers a new purchaser the unique opportunity to own and enjoy a sublime and private Welsh coastal house of immense poise and character with staggering views and an oasis of gardens and grounds that lead directly to Samson's Bay, National Trust beach.

Arts and Crafts in style the elegant, gracious and well-appointed internal accommodation has an array of charming period features. These include the front door with decorative iron work, latched internal doors, attractively beamed ceilings, two fireplaces, original leaded light fittings (rewired), a decorative round port hole window, and servant's bell display. We are led to believe that under the sitting room are wide oak floorboards salvaged from Wingleworth Hall, Derbyshire.

Facing full south, maximising the vast and uninterrupted views of the coast and the golf links, are the sitting room, music room and bedrooms one, two and three. The kitchen has a wide window with a garden and coastal aspect to the side. Further accommodation includes the dining room, bedroom four, utility room and ground floor bathroom with separate WC.

Originally designed to include staff accommodation, part of the ground floor has been sensitively reconfigured to ensure this house is fully adaptable to modern life. This has been executed without losing any of the friendly charm of the original layout. The current owners have continued to maintain Glaslyn to a high standard and have replaced many of the windows with wooden double glazed units. The first floor shower room was installed in 2021 and the kitchen has been relocated and refitted with painted French oak units under granite work surfaces.

The outbuildings
There is a useful stone built store room to the side of the house that could be utilised for a variety of uses or joined to the main house (subject to the relevant planning consents).

The original teak greenhouse is located near the parking area. Mains water is connected. There is immense possibility and potential here for an onwards purchaser with options including additional accommodation or a home office (subject to the relevant planning consents).

Historically, there was a paved 'look out' terrace and detached sun lounge high above the roofline of the house. Situated to maximise the full advantage of the golf course, beach and south facing panoramic coastal views the steps accessing this historic building remain as does the terrace.

Agents Note: Glaslyn is not a listed property.

Services: Mains water and electricity. Electric night storage heaters. Cesspool to main house (emptied June 2022)

The gardens and grounds
An outstanding feature of Glaslyn are the extensively landscaped gardens and grounds which were reputedly designed and planted by the gardeners from Bodnant at the turn of the twentieth century. Facing full south and backed by a dramatic cliff they have been designed to maximise the sun and the staggering panoramic views. There are clear Arts and Crafts influences with an extensive use of slate unifying the pathways, walls and terraces. Accessed from the sitting room is the main slate flagged terrace with steps down to further lawns offering a delightful al fresco living space with in-built barbeque and wide far-reaching views. Stone paths, low stone walls and wide stone steps lead throughout the garden and high behind the house. The garden is richly planted with heathers, agapanthus, bamboo, yew, hydrangeas, rhododendrons and specimen trees.

The acreage is 2.24 overall.

The beach
The grounds extend directly to the little-known Samson's Bay, only accessible by foot, Morfa Bychan's National Trust beach offering an incredible marine oasis for Glaslyn. A public footpath crosses the front boundary and a double fence has been created to delineate this from the gardens and grounds offering privacy. A private gate leads from the parking area via a private footpath which adjoins the public footpath that gently and swiftly descends to the picturesque and tranquil beach and the Welsh Coastal path.

Access
Glaslyn is accessed from the main road via a private road that leads through Porthmadog Golf Course directly to Glaslyn. We understand this road offers an unlimited right of access to the property.

Situated on the Llyn Peninsula, west of Porthmadog and close to the Snowdonia National Park, Morfa Bychan villages offer local facilities including a supermarket and golf club. More comprehensive amenities are further afield at Cricceth, Porthmadog and Bangor. The well-known attraction of Portmeirion is 5 miles east with Black Rock sands to the west. The Llyn Peninsula and Cambrian coast are well known for active pursuits including walking, water sports and climbing as well as their picturesque beaches.
