An exceptional farmhouse, two self-contained 3-bedroom cottages, Dutch barn, various outbuildings and camp site all set within 8.6 acres of East Devon Area of Outstanding Natural Beauty and within two miles of Lyme Regis.

Fine and County are delighted to present this handsome period farmhouse, two three-bedroom self-contained cottages, extensive outbuildings including a Dutch barn with a car port, workshops and extensive storage loft, a stone bunkhouse and a stone garden building. Set in around 8.6 acres of glorious countryside within the East Devon Area of Outstanding Natural Beauty, a beautiful meadow within the grounds has been used for camping/glamping for over 20 years. The whole plot is overlooked by the wonderful Cannington Viaduct which was built around 1900 with the last steam train passing over in the 1960’s.

The Farmhouse
Cannington farmhouse is a beautiful period property with local flintstone elevations, with brick reveals, under a slate roof. The property mainly has wooden sash windows. It has character in abundance and the rooms are well proportioned with high ceilings and are full of natural light due to the large windows, which facilitate fabulous views in all directions. The fireplaces, original flagstone flooring and wooden shutters create a wonderful environment for a family home, that retains the elegant features typical of a property from this era.
On the ground floor, you have a large open plan kitchen/dining and family room. The kitchen is well appointed and includes a Rayburn cooker. A pantry is accessed off the kitchen, which provides additional useful space for storage. There are two formal reception rooms which are a good size, one of which has original flagstone flooring and looks out over the fabulous walled garden that is west facing and private for the farmhouse. There is also a lovely stone hallway that leads from the back door of the farmhouse towards the kitchen that passes a covered lobby with extensive glass doors, that overlook the courtyard and walled garden. A separate office abuts the hallway that has its own entrance.
On the first floor are three large double bedrooms, all with lovely views over the beautiful countryside surrounding the property. There is family bathroom, a shower room and an additional wc.

Cottages and Outbuildings
Horsemans Barn and Plough Barn are across the courtyard. Both are three bedroom, self-contained cottages which provide well proportioned accommodation and are full of character, having stone elevations outside and several internal stone walls. The kitchens and bathrooms are well appointed and the bedrooms are a good size. The cottages also make the most of the views surrounding them.
Magnificent Dutch Barn (approx 1500 sq ft), is in excellent order and the space has been well apportioned to provide a bunkhouse, a large open carport/workshop, covered garage/storage area and a huge mezzanine/loft storage above running the entire length and width of the barn. The loft area has a solid floor, and sound roof which has not been fully utilised to date and with some imagination, could provide a fabulous space for the new owners.
Period Bunk house (approx 500 sq ft), constructed of stone and brick that consists of a kitchenette, sitting room with oil fired range and a games room,
Detached stone garden store (approx 250 sq ft), that is currently used for general storage.
A large Nissen hut (approx 600 sq ft) is also within the farm boundary which could also be renovated if required.

Gardens & Grounds
The whole plot is around 8.6 acres and is overlooked by the magnificent Cannington Viaduct which provides a memorable and peaceful setting for anyone that is fortunate to live here, or visits the property.
There is a lovely and substantial, private walled garden for the farmhouse which is well stocked with trees, shrubs and flowers. This is south/west facing to make the most of the afternoon/evening sunshine. There is also an enticing courtyard area.
The large meadow within the grounds has been used as a camp site for many years and could be used again for camping/glamping, if an additional source of income would be useful. There is already a shower/wc block next to the campsite for campers, so it is ready to take visitors without the need for portable facilities. The magnificent viaduct provides the backdrop for this setting for any visitors retuning here after a day out exploring, with the evening sunshine coming through the arches.
