A delightful country cottage of great character, pleasantly set back on a no-through lane on the outskirts of the sought-after village of East Lydford. The property has four bedrooms, an integral annexe (used as a very successful holiday let), stables, and level, varied grounds of around 5 acres including a paddock, orchards and a large wildlife pond.

Description:

A front porch leads to a large traditional-style kitchen/breakfast room with flagstone flooring and a window onto a walled garden. To the left of the kitchen is the triple-aspect garden room/dining room with wonderful views over the gardens and land. On the other side of the kitchen is a dual-aspect sitting room with an attractive stone fireplace and an inset wood burning stove.

The sitting room opens into a bright inner hallway off which is a downstairs WC/laundry room. At the end of the hallway is the annexe (which can be self-contained, as it has separate external access from the front and rear of the house). The annexe comprises a well-lit living/dining room with a wood burning stove and a door to the walled garden, and a spacious double bedroom with an en-suite bathroom.

On the first floor is a modern family bathroom with a shower bath, a low-level WC and a wash hand basin. All the bedrooms have superb views over the property’s land and beyond. The spacious Master bedroom looks out towards the pond and one of the orchards. At the far end of the landing there is a well-proportioned, dual-aspect double bedroom. The third upstairs bedroom, a child’s single, could also be used as a study.

Outside:

The property is approached via a gated curved driveway with lawns either side. There is also a pedestrian gate, and another double gate opening directly into the paddock. Ample driveway parking is available at the front of the property. A timber stable block comprises three stables, a tack room and a hay store. At the rear of the house is a pretty walled garden with a mature grape vine, lawn, and patio. The largest area of the land is partially (recently) planted with fruit trees. There is also an established orchard with a variety of trees, including plum, apple and medlar. A small hill with a viewing point overlooks a large wildlife pond with jetty. In addition, there is a substantial area of mixed woodland. The land has great variety and attracts an abundance of wildlife. The total plot is just under five acres.

Agents Note:

The land adjoining the property (title number WS15051) is subject to a covenant, stating the land cannot be built upon, further to the stable block/tack room which is already in situ.
