Location
Located directly onto the route of the Hadrian's Wall Footpath, Headswood On The Wall is a well thought out development of a former farmstead set at the end of a private lane.

Enjoying an elevated setting with expansive views over the Irthing Valley towards the Pennines and Lake District beyond the area is an ever popular visitor destination well situated for access to the Scottish Borders, historic city of Carlisle, Lake District National Park as well as the main attractions of the Hadrian’s Wall World Heritage Site.

The main house is occupied by our clients and consists of a substantial 4 bedroom farmhouse offering spacious and well thought out family accommodation with private garden overlooking the fields. This would have excellent potential as an additional rental unit.

Attached to the main house is a well presented one bedroom rental cottage with the advantage of its own private garden, again with high occupancy and repeat visitor rates.

Ideal as a base to explore the area, the glamping pods sit in a fenced off area, close to the courtyard, and have been trading since June 2018 and now operate with excellent occupancy rates both of new customers, and with an excellent following of repeat clients. 4 pods, each with their own private hot tub adjacent are currently installed and operating, a 5th pod and hot tub is scheduled for delivery and installation in early April 2021 for the summer season.

Situated in the courtyard of the main house is a stable block which has permission granted for conversion to 4, 1 bed, camping units, which if required could have a private outside space to the rear adjacent to the pods. With the installation of the pods this has established the planning in perpetuity however planning for the stables may have the potential for a layout revision if required.

Sat at the end of a lane, shared with two adjacent properties, the properties sit in gardens and paddocks circa 5.8 acres of well drained ground. The upper level consisting of well fenced paddocks which lead to the remainder of the ground which is part of the escarpment above the valley. Investigations have taken place and there could be the potential to utilise this sloping land for the creation of "hobbit home" accommodation. The remainder of the grounds consist of a small stand of woodland.

Services
Mains electric and water are connected. Oil powered central heating to the farm house. Calor gas heating to the pods. Drainage for all properties and pods is to a recently installed private treatment plant with sufficient capacity to cover the development of the stables.

The Glamping Pods

Sat in their own area at the head of the lane, with off road parking area adjacent.

Each pod is fully self contained with a veranda seating area to the front. Internal seating area with French doors. Kitchenette. Double bed space and enclosed shower room with cubicle, WC and wash hand basin. The heating is based on a wet radiator system, each having a Calor gas powered boiler, housed externally to the rear.

Adjacent to each pod is a private hot tub. Use of these is charged directly in addition to any booking fees paid in advance by pod users.

Manufactured locally the 5th pod is scheduled for installation in April 2021.

The Stable Block

With the passing of the planning permission for the development of the glamping pods, under the same application permission was sought and granted for the conversion of the stable block in the courtyard into 4, 1 bed camping units to cater for the overnight market of the walkers on the Hadrian's Wall Footpath.

Work is deemed to have commenced however should a successful purchaser wish it may be possible to revise the current plans by submitting a revision application to the existing layout.

Space has been allocated at the end of block which has the potential for use as a laundry, onsite cafe etc.

Business Summary

Having traded since 2018, an accounts summary is available on request.

With the installation of the 5th pod, and the business generated by the increasing UK "staycation" marketplace, forecasted turnover is expected to easily exceed the VAT threshold going forward.

The cottage and pods are already virtually fully booked into the late summer / Autumn, full details on occupancy rates can be made available.
