Lower Rowes is set in a beautiful position, nestling in the valley and has been the subject of enormous modernisation and re-modelling since it was purchased in 2012. The property now provides wonderful 21st Century living combined with the character of this Devon long house.

To the ground floor there is a large entrance porch with two separate cloakrooms. This leads through to the striking entrance hallway with contemporary staircase leading up to a glazed, galleried landing. From this entrance hallway doors lead to the beautifully fitted library with wood flooring and on again to the utility room which gives access to the rear of the property.

This central hallway also opens into to the sitting room which has french doors opening to the rear, a feature fireplace with exposed wooden beam and wood burner.

From here, in true Devon long house fashion, you reach the 'statement' room of the house, the kitchen. This kitchen, designed by the existing owners, is magnificent featuring a beautiful, vaulted ceiling with exposed boarding and trusses. This room is fully glazed to two sides, making the most of the outlook over the gardens and enjoying the views to the surrounding hillsides. There are large doors to one elevation which open into a continuation of roofline, which provides a great covered space for outside entertaining. The kitchen itself is very well fitted with integrated appliances, breakfast bar and a walk-in pantry.

To the first floor the master bedroom features a stand alone bath in the main bedroom, a juliet balcony and fully fitted wardrobes to one side of the room. A beautifully appointed en suite shower room leads from the master bedroom. To the other side of the galleried landing, two further double bedrooms have been created both with very attractive en suite shower rooms. The en suite in bedroom 3, leads through to a useful small nursery bedroom/storage area.

To the rear of the main house is a detached stone building which is arranged with a single garage and wine store accessed from the parking area. To the opposite side of the building and accessed from the gardens a one bedroom guest cottage has been created. This includes a very attractive open plan kitchen/dining/living room with stairs rising to a dual aspect double bedroom with en suite shower room. There is a paved terrace to the outside of the accommodation to enjoy the lovely views over the garden, fields and hillside.

Outside
The property is approached via a gated entrance over a sweeping gravelled driveway providing parking for numerous cars. There is also a separate gated entrance which leads around to the rear of the property where the garage and further parking is located.

The gardens are a real feature of this property complete with summerhouse, spring-fed lake with island, single garage, wine store, bat barn and outlook over the surrounding fields. There is an area which has been partly cleared which would make a fabulous croquet lawn, tennis court or perhaps an area for a swimming pool - the decision is totally that of a new owner and their own requirements.

The spring fed lake is located at the bottom of the garden near the stream and has been the subject of specimen planting.

There are an abundance of mature trees, flowers, and shrubs with colours and interest enjoyed throughout the year. Wildlife abounds with regular sightings of otters, deer, foxes, badgers, squirrels, voles, woodpeckers and countless other birds. Wild flowers flourish with wild daffodils, bluebells and primroses forming a carpet of colour at various times of the year.

Set in approximately 14 acres, the pasture land is divided into four fields being ideal grazing for livestock with the large agricultural barn, garage and small stone building accessed via a separate entrance from the lane just 0.1 miles from Lower Rowes. The stream meanders attractively through one field and then forms the boundary to the remainder of the land (located well away from the property at the bottom of the gardens).

Services:
Mains water & electricity. Septic tank drainage. LPG central heating & hot water (sunken gas storage). Underfloor heating to ground floor. There is a well which is fitted with a pump and this water is used for watering the flowers.
