DESCRIPTION
The land is an unusual parcel with historic interest within the hamlet of Quina Brook. It is approximately 1.36 acres of mainly grassland, trees and four disused limekilns. The limekilns are grade 2 listed constructed of red brick and un-coursed sandstone. They were associated with the Prees Branch of the Ellesmere Canal.

DIRECTIONS
From Wem take the B5476 towards Tilstock, continue for 2.5 miles to Quina Brook. The land will be located on the left hand side indicated by our sale board.

EASEMENTS AND RIGHTS OF WAY
The land is sold subject to all existing wayleaves of electricity, pipelines and all public rights of way whether specified or otherwise.

Freehold interest with vacant possession on completion of the sale. Land Registry Title SL232631.

BOUNDARIES, ROADS AND FENCES
The purchaser shall be deemed to have full knowledge of the boundaries and neither the vendor nor the selling agent will be responsible for defining the ownership of the boundary fences and hedges.

SERVICES
Water is not currently connected but we are advised that mains water is available from the roadside, therefore a connection could be easily installed by the water authority. The same is applicable for electricity. It is the responsibility of the purchasers to satisfy themselves as to the accuracy of this information.
