Smith's lodges is a specimen carp and coarse fishery extending to 11.7 Acres (1.8 ha) comprising two established pools.
Location
The site is situated adjacent to the River Croal, south of Waterside Business Park. The property is located approximately 2 miles from the centre of Bolton with good access to junction 2 of the M61.
The Fishery
The fishery comprises two mature pools extending to a total of 5.96 acres.
Specimen Pool - extending to 4.57 acres, 15 swims, with depths between 5ft-10ft. A mature lake with a large central bed of lilies. Stocked with approximately 30 specimen carp between 15lbs - 35lbs, together with tench, roach, pike and bream.
Small PoolŠ- extending to 1.39 acres, with depths between 5ft-10ft. Precise stocks are unknown as a result of being lightly fished. Contains a good head of bream, roach, pike. The current owner stocked 2,000 2-4" mirror carp in December 2020.
The specimen pool has an otter fence erected around the perimeter.
Membership
The fishery is currently operated on a membership basis with 24 members.
Reservoirs Act
The water bodies are registered under the Reservoirs Act 1975. The current owners have undertaken extensive works to reservoirs, including installing a new sluice, bank works and landscaping. The 10 year inspection has been commissioned by the current owner and will be made available, once prepared.

Ref: 09030/20 - granted May 2021 - Change of use of land and retention of two fishing lakes including provision of access from highway, access road, footpaths, remodelling of land to provide landscaped areas, 29 no parking spaces and retrospective permission for filling small overflow pond together with 'monk type' overflow.

The site falls within a SSSI impact risk zone, however the site itself is not part of the neighbouring SSSI.
Purchaser's should note the presence of giant hogweed, an invasive plant species, on site.
