The Property is offered for sale as a whole or in 2 lots as follows:

Lot 1 - Caolas Farm (Offers over £850,000) Caolas House with approximately 58.94 acres (23.85 Ha) of coastal grazing land.

Lot 2 - Wind Turbines (Offers over £1,250,000) 2 x 65Kw wind turbines and approximately 8.87 acres (3.59 Ha) of grazing land.

The property
Caolas comprises a spectacular coastal property on the Island of Coll comprising approximately 67.81 acres of grazing ground, 0.7 miles of sea frontage and a modern energy efficient (EPC-A) 5/6-bedroom house. The property is located at the south eastern end of the island on Crossapol Bay.

The house, constructed in 2021 is a modern timber frame and block constructed property set under a pitched and slate covered roof. The house is constructed in a style which is sympathetic to the traditional houses of the Hebrides and is located close to the shore with stunning views south and east over the Treshnish Islands to Mull and the mainland beyond. The accommodation is spacious and well-proportioned, benefitting from the natural light.

The land comprises coastal grazing machair which is graded as 4/5 by the James Hutton Institute making it suitable for fodder crops and grazing. The land is fairly level with an easterly aspect.

An agricultural outbuilding is located to the rear of the house. It should be noted that a small area of the north/north eastern side of the shed is included with Lot 2 as it houses various apparatus with regards to the wind turbines. Further details from the selling agents.

Included in the sale and offered as a separate lot are 2 'Harbon' wind turbines of 65kw each, with a total net income of approximately £150,000 per annum. The turbines have full service contracts in place in terms of maintenance. Full details on the turbines are available on request from the selling agents.

Caolas is located at the south eastern side of the Isle of Coll, an inner Hebridean Island off the west coast of Scotland. Coll is an island of approximately 13 miles in length and 3 miles wide and currently has a growing population around 250 with the main settlement being Arinagour. The highest point on Coll is Ben Hogh which is 450m above sea level. The island has a hotel, shop and primary schooling

The island is a popular stop for Yachtists and sailors and increasingly popular as a tourist destination given the relative ease of access to the island via air from North Connell Airport and the ferry terminal in Oban. There is a community centre and bunkhouse which opened in 2012 and are run by the local community led development organisation.
