About the area

Lottisham is a delightful quiet Hamlet surrounded in wonderful countryside and close to the larger villages of Baltonsborough and West Lydford.

The thriving village of Baltonsborough has a church, primary school, village hall, pub, winery and a large new shop - The Balsbury Grocer. This is a new shop and cafe in the village offering a superb array of everyday groceries with artisan and locally produced breads, pastries and other deli type foods also on offer. Within the stores is a cafe too which has proved to be an excellent meeting place for local residents.

The village also has a very friendly community with a number of societies and organisations. In the other direction is Lydford with a mini supermarket/petrol station and another thriving pub - The Cross Keys Inn.

*

The nearby villages provide ample amenities and facilities including several primary schools. Also there are excellent state and independent schools in the wider area including Ansford, Hazelgrove, Wells Blue School, Strode College, Wells Cathedral School, Millfield and the Bruton schools.

On the outskirts of the nearby town of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south.

Accommodation

Jubilee Barn has an attractive chapel like single-storey façade set well back from the lane with local stone elevations and a parapet wall set between two gable pitched roofs. Within the extensive improvements is a large kitchen & dining room extension with a large glass roof lantern, timber cladding and bi-folding doors. Further additions include completely new double glazing throughout, quality oak internal doors and a large new turning circle in the parking area to the front.

The house is entered through the oak front door into a large light filled entrance hall with slate floor tiles and a storage cupboard underneath the stairs.

The sitting room is a well proportioned living space with engineered oak flooring and a large wood burning stove to cosy up in front of. Either side of the fireplace are alcoves for storage. The sitting room has southerly facing windows to the front and flows directly into the kitchen/dining room.

**

The kitchen and dining room has under floor heating throughout and bi-folding doors directly out to the garden. In addition to the bi-folding doors there are floor-to-ceiling windows looking across the grounds and of course the aforementioned glass roof lantern which makes this an incredibly well lit room. There is a large kitchen island with an integral wine cooler and Silestone worktops. The wall units provide immense amounts of storage space and there are further granite worktops plus integral appliances including a dishwasher, twin electric ovens and induction hob. Also within the units is additional space and plumbing for an American-style fridge-freezer too.

Off the kitchen is a superb utility room with a door to the garden, plumbing for washing machines and a tumble drier plus a secondary sink and further worktop/cupboard space.

***

The master bedroom and two further bedrooms are located on the ground floor with the master having a dual aspect, vaulted ceiling, built in wardrobe and modern fitted en-suite shower room. Within the en-suite is a walk in shower, basin, w/c and heated towel rail all finished off with sleek wall and floor tiles. The family bathroom is equally stylish having a free standing bath, separate shower, floor & wall tiles, heated towel rail, basin and w/c. Stairs lead up to the first floor where there is the fourth bedroom/study.

Outside

A gravel driveway leads directly in from the lane to a substantial parking area with a turning circle in front of the house. Flanking the driveway on the left hand side is a pretty front lawn with several interspersing fruit trees. There is access round the side of the house to the rear garden which is predominantly laid to lawn with a large decked seating terrace and enjoys a westerly aspect, taking in the afternoon sun. On the southern side of the garden is a sizeable pond currently secured by a wooden fence for safety. The garden itself is further secured for children and pets with perimeter fencing and which surrounding hedgerows. By the house is a large wooden shed which could suit a variety of uses such is its size.

A gateway, accessed form the garden opens into the paddock which is approximately 3 acres in area. There is shared vehicular access into the field as well as useful field shelters for livestock. The ground is level with good drainage.
