An impressive Grade II listed family home offering well presented accommodation set within attractive grounds of about 0.75 acres and superbly presented at the heart of the Test Valley.

Description

Carbery House is an impressive property with Georgian origins and one of Stockbridge’s distinctive landmark period family homes. The property which is Grade II listed was formerly a guest house and a welcome retreat to those visiting the local area. The property was purchased in 2008 by the current owners, became a private residence and went through a complete refurbishment programme including additional extensions and significant modernisation which has resulted in a quite fabulous living environment, whilst still retaining many of its period features.

At ground floor level there is the impressive kitchen/breakfast room with high ceilings giving great volume to the room. The kitchen area comes with an attractive range of floor and wall mounted units including cupboard and drawer sections with work surfaces over, a breakfast bar makes for a great preparation area and an informal seating area, ideal for family living. The breakfast area offers great space for entertaining and relaxing and the large fireplace housing the wood burner makes for a real focal point and gives a more cosy feel. A separate laundry is perfect for those managing larger families. Off the main kitchen is a door through to the sitting room which makes for a great set up, an ideal informal family living space which could if desired form part of an internal annexe if so desired. The principal reception rooms have all been transformed into great living spaces, the formal drawing room with its central fireplace housing a large log burner and high ceilings makes for a really grand room and ideal for the formal occasions. A formal dining room offers further entertaining space and with the study there is also good space for home working. The extension to the rear which is now the orangery is a light and bright living space with an outlook over the grounds making it a restful area.

At first floor level there are a total of eight bedrooms including principal bedroom with en suite bathroom. There are two further en suites on this floor with the remaining bedrooms being serviced by a family bathroom which can also act as a Jack and Jill bathroom to bedroom five. Three bedrooms are located in the wing over the sitting room, studio and garage which has great potential as an integral annexe.

OUTSIDE
The property is approached via gates which open out onto the gravel drive which provides parking for numerous vehicles. Accessed off the sitting room is an attractive terraced area which provides a great space for outdoor entertaining. A path leads up to the main area of gardens which have been landscaped with some attractive planting and a well-stocked border. The top section has a generous expanse of lawn offering great space for recreation and relaxing and there are views out across the Test Valley and the river. A fabulous corner of Hampshire from which to admire Stockbridge and all of its surroundings.
