Dumfries is a market town and former royal burgh which has a wide range of services and local amenities as well as being well connected to the A75 main trunk road, east and west. Transport links to the area are excellent with train stations at Dumfries, Carlisle and Lockerbie, the latter having direct connections to Edinburgh (1hr), Glasgow (1hr) and London (4hr). The M74 motorway network is available at Lockerbie, and Carlisle can be reached in approximately 30 minutes. Glasgow is around 80 minutes drive and Edinburgh, about 90 minutes. Due to its location, Dalawoodie would be an ideal base for tourists exploring the surrounding area and the various attractions it has to offer, such as Drumlanrig Castle (which is famous for its art collection) and Ellisland Farm to name just a couple as well as access to some of the finest countryside in Dumfries & Galloway and the Solway coast is nearby. This charming property was originally built around the 1840’s in the style of renowned Scottish Architect Walter Newall; built in red sandstone with a striking Italianate Tower at its heart the external façade of this country house provides a glimpse of some of the charm and character found within the main building. It is apparent shortly after arriving at Dalawoodie that this is a unique opportunity to purchase a characterful country house retaining many of its original features confirming the grandeur of this delightful property.

On arrival at Dalawoodie House one enters through the original wooden door into a well-proportioned entrance hallway with original chequered marble floor; high ceiling with beautiful ornate ceiling cornicing and central candelabra. Upon entering you are immediately drawn into the exquisite reception hall which is located within the Italianate tower. Being located within the tower itself means that this welcoming area has an exceptionally high ceiling with ornate ceiling cornicing and plaster work depicting images that are themed on Morpheus, the god of sleep. The same marble chequered floor, which is present in the main entrance hallway continues into the reception area; this compliments the original oak panelling and feature alcoves.

It is thought that there may have been a fireplace at one point behind one of these alcoves, although no investigation into this has taken place. Each of the original reception rooms for the main house can be accessed from this central area as well as the inner hallway giving access to the rest of the ground floor accommodation and staircase to
first floor level. One feature which is evident throughout the main house is an abundance of natural light from the large arched windows which overlook the lovely garden grounds and woodland. The inner hall, both lounges, dining room, room 5, corridor outside room 5, corridor at top of main stairs, room 9 and the laundry all have the original cast iron
radiators.

There are three well-proportioned reception rooms located on the ground floor, accessed directly from the reception hall.  Located on the right hand side of the property is a bright and spacious drawing room benefitting from large pillared windows overlooking the grounds. This lovely naturally lit room has deep skirting boards, and the original solid wooden parquet flooring. The high ceiling has ornate cornicing and plasterwork. Original marble fireplace and surround. There are two further spacious reception rooms both of which look over the woodland grounds across to the river, these rooms also benefit from the original parquet flooring, deep skirting boards and ornate ceiling cornicing. Both receptions rooms have large bay style windows overlooking the garden grounds, the larger of the two reception rooms also benefits from French doors leading out to the rear garden.

The inner hallway off of the main reception hallway gives access to a number of bedrooms, office area, commercial kitchen, basement and first floor levels as well as access to the extension which was added onto the building in circa 1993/1994. The bedrooms in the main house have been created by splitting larger rooms into smaller rooms to cater for Dalawoodie’s previous role as a care home. Most of these have been sympathetically separated without impacting on the ceiling cornicing or windows. It is thought that the majority of partition walls in each of the bedrooms are only stud partitions which should allow scope for reconfiguring the layout relatively easy with minimum alterations. The property currently has 36 bedrooms, all with wash hand basins, with 5 of these having an en-suite toilet meaning that pipework and plumbing are both readily available.

It should be noted that although some of the original fireplaces have been removed from some of the rooms at Dalawoodie these have been kept by the current owners and are available for the purchaser to reinstate if they wish to do so. The staircase within the original building has retained the original wooden handrail and wrought iron balustrade.
The original feature stained glass window from this staircase had also been removed and stored for safe keeping and would be available for any onward purchaser to re-instate

To the front of the main house is a large kitchen which has most recently been used as a commercial Kitchen to facilitate the catering needs of the property. This could easily be converted to form a farmhouse style kitchen should the new purchasers wish to return Dalawoodie back to being a private residential home.

Dalawoodie is accessed along a private road leading from the A76 which is shared with another couple of houses, this road forks to the right which then gives Dalawoodie its own driveway and entrance which is bordered by mature trees and the River Cluden to one side.
