A village property with about 2 acres of paddocks, stabling and beautiful garden.

Description

Quinton House started life as a small cottage, thought to date back to at least the 1900’s, and has been lovingly renovated and extended over the years. In fact, the stone work of the original cottage can be seen in the exterior wall, complementing the modern extensions. Quinton House is an immaculately presented family home with a beautifully manicured garden in a fantastic, rural position, which has been enjoyed by the current owners for over 55 years.

The entrance hall has a good sized cupboard to the left side and opens into the living kitchen area. The drawing room boasts a Clearview wood burner and double doors which open into the Brazilian Mahogany conservatory, which enjoys afternoon sun and lovely views over the gardens and countryside beyond. The conservatory is particularly appealing, allowing light to flood into the reception rooms and has double doors opening outside. The double aspect dining room is situated in the oldest part of the house and offers character, with an electric fire.
The kitchen has an extensive range of units and cupboards with an integrated wine cooler, dishwasher, fridge and a De Dietrich double electric oven with an induction hob. A step down leads to the utility room which has a number of fitted units and a boot room off with a door outside opening onto the terrace.
The breakfast room was added around 5 years ago and includes a window seat with storage underneath, ideally situated to enjoy the morning sun. There is an office off, and both the breakfast area and office have underfloor heating. There is also a cloak room and separate shower room off the kitchen.
The spacious principal bedroom includes three walk in wardrobes, an ensuite with a bath and separate shower and double doors opening out onto a glorious balcony, with far reaching views across to the Welsh hills. On a bright day you can see Mount Snowdon.
Bedroom two, is a double and has been fitted with Strachan furniture, including wardrobes and a dressing table. There are a further two double bedrooms with fitted wardrobes and a family shower room.

Outside
Quinton House is approached via a gravel driveway with ample parking. Wisteria creeps up the rear façade with the gardens sweeping around the side of the house to the rear. The garden is mainly laid to lawn with mature beds planted with a number of colourful plants and shrubs. The garden includes a productive vegetable garden growing courgettes, beetroot, cabbage and runner beans, a greenhouse with water and electricity connected and an attractive summer house.
Quinton House enjoys an orchard with a variety of fruit trees including Bramley apple, pear and a variety of plum trees.
The stables sit to the edge of the paddocks and comprise of two 12 x 12 foot boxes with a concrete yard. There is water and electricity connected along with a storage shed and timber store. The paddocks can also be accessed separately from Wem Road and are post and rail fenced.
A footpath separates the paddocks from the orchard.

Please note- The sun dial, bird bath, stone trough, street light (to the front of the property), three stone troughs, pump and staddle stones in the garden will not be included in the sale.
Agents Note- There is a covenant relating to the paddock land (excluding the orchard) which states that there is to be no building erected on the land apart from a store, horse shelter, poultry shed or fence which needs to be approved by the neighbouring farmer.
