LOCATION
Heddon Valley Mill is located in a wooded valley setting in a secluded location within this popular tourist destination of Exmoor National Park. The majority of the valley is owned by the National Trust known as Heddon Valley Estate.

The property is 0.5 miles from Heddon Mouth with its National Trust shop and pub/restaurant being The Hunters Inn, known for good food within the area. Heddon Mouth is where you can access the South West Coastal Path which gives you uninterrupted cliff top walks along this part of the North Devon coastline.

Parracombe is 3 miles away with a primary school, shop, churches plus The Fox & Goose Inn.

Lynton & Lynmouth (7 miles away) has a Post Office, shops, churches, primary school, public houses, mini-supermarkets and is a popular tourist destination in its own right due to being a harbour town with its funicular railway which links Lynmouth with Lynton plus its stunning views over Bossington bay.

There are further shopping facilities in Combe Martin (9.5 miles) along with Ilfracombe (16 miles) with supermarkets, restaurants and a secondary school. The Independent school of West Buckland, Nr Barnstaple is 14 miles away.

The North Devon coastline is renowned for its excellent surfing beaches at Woolacombe, Croyde and Saunton which make ideal day trips. Exmoor National Park with its enhanced public access is extremely popular with walkers, cyclists and horse riders.

The Doone Valley and Dunster with its National Trust Castle and original Yarn Market along with Dunkery Beacon which is the highest point on Exmoor National Park with panoramic views over the surrounding coastline are ideal day trips for guests.

Tourist attractions in North Devon include the former fishing village of Clovelly, RHS Gardens Rosemoor at Great Torrington and the theme parks of The Milkway and The Big Sheep are within the area.

National Trust properties of Arlington Court and Knightshayes Court are easily accessible.

BUSINESS
Heddon Valley Mill has been in the same ownership since 2000 and previously was a full holiday letting business with 7 properties. It has been sympathetically converted into a private estate within this wooded valley. The major attraction of the property is the river Heddon which runs alongside the whole frontage of the property as it used to be the former mill for the area.

Waterside Cottage and Leatstream are currently not being let as holiday accommodation.

In the last couple of years, the current owners have been letting Meadow Cottage and Granary Cottage via lastminute-cottages.com but have not been pushing the business in the latter years.

Previously they had a website being: The property has further holiday letting potential within the National Park due to its unique location within this National Trust Valley. Heddon Valley is a popular tourist destination within walking distance of the National Trust shop and the Hunters Inn which is now owned by the National Trust as well.

The majority of the land is wooded and sloping and has the potential for glamping/wild camping along with the water meadow that has the same potential depending on how the new owners would look to expand the business.

There is a newly constructed workshop which has planning permission to be developed into a detached 3 bedroom holiday letting cottage. The building has potential for owners accommodation subject to the necessary consents which would give a high degree of privacy away from the main site.

The river Heddon is the major draw for customers with its brown trout down to Heddon Mouth. The area has an abundance of wildlife from deer to birds of prey plus rare butterflies.

Meadow Cottage and Leatstream could easily be converted into one property to provide a two storey, 2/3 bedroom detached cottage if required.

The property has the potential to have 5 holiday letting units and that would be able to produce a turnover in the region of £100,000.
