A listed Georgian country house with outbuildings and acreage.

Description

Sewards Hall is listed as being Grade II of Architectural or Historical Interest and dates from the early 19th century with latter additions. Constructed of gault brick under a slate roof, the house has classic symmetrical elevations and has been constructed so that the principal reception rooms and bedrooms and orientated to take advantage of the views over the property's grounds and adjoining countryside.

Internally the property has a logical layout with a central hallway accessing the main front reception rooms, the home office, sitting room and separate dining room, each enjoying light-filled rooms with high ceilings and deep sash windows. At the centre of the house is the kitchen/garden room. The kitchen area is finished with cream-coloured units with contrasting granite tops and incorporating an AGA. The room is open to a more recent garden room addition with three sets of windows providing lovely views, wood flooring and is fitted with a wood burner. There is a back hall with access to a utility room with clay-tiled floor, a secondary entrance at the rear which provides access to the scullery, a second sitting, playroom and the cellars.

There are two staircases in the house, the principal staircase rising to a spacious landing with a front window providing far-reaching farmland views. There are four good-sized bedrooms in this area - the principal bedroom with en suite shower room and dressing room. A second staircase rises to a further landing which provides access to a further two bedrooms and a bathroom.

Outside
A long drive meanders through the property's grounds to a courtyard in front of the house. Beyond is a delightful paved courtyard which enjoys the afternoon sun, ideal for al fresco dining and this adjoins a small area of the property's woodland. Beyond is a summer house which overlooks a croquet lawn with open farmland beyond.

The grounds are predominantly lawned with a scattering of mature evergreen and deciduous trees and include a tennis court and a good selection of outbuildings comprising garaging, workshops and stores. The plot extends in all to about 5 acres.

Agent's Note
A corner of the house was underpinned in the 1980s. Trees close to the house were removed and no further action taken.
