DETACHED COTTAGE FOR DEMOLITION
To allow for road widening with potential to build a brand new detached dwelling closer to the centre of the plot (subject to consent) Large plot extending to approximately 0.2 of an acre.
INFORMAL TENDER - CLOSING DATE DECEMBER 10th 2021
Positive Pre - App from Cornwall Council.
Detached Garage.
Further Information from the sole agents.
General Comments - Tregilly Cottage comprises a vacant period detached property located alongside the A394 that joins Helston and Falmouth. We believe that it is not Listed or within a conservation area. The cottage is to be demolished and relocated elsewhere on the plot to make way for road widening.
A positive pre-application response has been received from Cornwall Council to support the proposed works. The plot extends to approximately 0.2 of an acre so there is huge potential to create a home set well back from the road with large garden. A river runs along the lower boundary. A plan showing the existing plot edged in red is included in these sales particulars. The area edged blue will not be included in the sale.
Location - Trewennack is a hamlet which is situated on the outskirts of Helston. The old market town lies mid way between Falmouth and Penzance and services the gateway to the Peninsula. The town has a mixture of Georgian and Victorian architectural and has many historic buildings including the Blue Anchor, Angel Hotel and Guild Hall. Helston the home of the famous Flora Day and Furry Dance. The town itself offers a wide variety of daily needs including primary and secondary schools, banks, building societies, shops and supermarkets.
Additional Information - The existing property supports part of the highway that runs alongside it. The purchaser will have to demolish the existing cottage and erect a retaining wall as part of the demolishing works. The purchaser will also have to erect a boundary wall along the retained land following completion.
The area edged blue is to be retained in its entirety by Cornwall Council for future road widening works. There is the potential for this to be offered to the purchaser by way of a garden licence, to be returned upon request (details obviously to be set out within a formal licence agreement, separate to the sale contract). The purchaser would be responsible for demolishing the existing dwelling, erecting a retaining wall to support the highway and obtain their own planning consent to erect a brand new dwelling elsewhere on the plot.
All works detailed above to be carried out by the purchaser and at their cost.
Pre Application - A Pre-application enquiry was submitted to Cornwall Council Reference PA21/00222/PREAPP.
The proposal was asking for advice for whether the existing dwelling could be demolished and replaced in a more central location on the plot of land. The conclusion of the application was received in June 2021. See below:.
SUMMARY (From Cornwall Council Pre Application).
In conclusion, the proposal to replace the existing dwelling has potential to be supported in the context of this developed site, subject to full
consideration of the material considerations outlined above. If an application is successful at application stage a planning condition is likely to be applied to ensure the existing dwelling on the site is demolished.
You should note that this letter does not constitute a formal decision by the Council (as local planning authority). It is only an officers opinion given in good faith, and without prejudice to the formal consideration of any planning application. However, the advice note issues will be considered by the Council as a material consideration in the determination of future planning related applications, subject to the proviso that circumstances and information may change or come to light that could alter the position. It should be noted that the weight given to pre-application advice notes will decline over time.
